The Chao Phraya River is in many ways the heart and soul of Thailand's capital city. As an essential part of Bangkok's trading activity, the Chao Phraya is one of the nation's first landmarks. Key locations such as the royal residences, the foreign concession, places of worship and Thailand's first paved road the Charoen Krung, were all built around the river. The locals of Thailand have long since celebrated the festival of Loy Krathong by setting candles afloat along the river to express gratitude to the goddess of the water and, in a tradition lasting well over 700 years, have conducted the majestic Royal Barge Procession on the Chao Phraya to this day.
History now turns a new chapter as Charoen Krung is being revitalised as a creative economical area. Famous antique shops and art galleries now dot the streets and alleys of what is gearing up to become Bangkok's first ever creative district. It is along this most revered flowing artery of Thailand that the Chao Phraya Estate will be located.
Encompassing over 14 acres of prime waterfront real estate, the Chao Phraya Estate, developed by Country Group Development, boasts riverside living at its very finest. The project stretches along the longest waterfront promenade in Bangkok, a hefty 350 metres of Chao Phraya bank. In partnering with Four Seasons and Capella Hotel Group, the Estate will comprise of two world-class hotels and an ultra-luxurious 73-storey residential tower. The Four Seasons Hotel Bangkok at Chao Phraya River, with nine acres of space and 312 rooms, will boast over 200 metres of river frontage and the largest suites in the market, as well as conservatory-style function spaces and a sky terrace garden. Capella Hotel Bangkok operates on an even more exclusive concept, with 101 all-suite guest rooms— Bangkok's first private river villas—as well as the award-winning Auriga Spa.
The crowning jewel of this massive urban project, however, is undoubtedly the Four Seasons Private Residences Bangkok at Chao Phraya River. The total saleable area of 64,290 square metres granted by the 73-storey tower will yield approximately 355 units, ranging from two-bedrooms to penthouse residence. Its one-of-a-kind geometric design, painstakingly worked on by Hamiltons International, transforms each flat into a corner unit—typically the most sought-after units in a development. This grants each apartment a much greater view span, up to twice as much as a unit of similar size, with dual panoramic views of both the river and city.
The Private Residences will be supported by Four Seasons' world-class services; for example, food can be sent straight up from any of the hotel's Michelin-starred eateries, and residents can use any of the hotel's guest amenities. All units will be equipped with ipads for easy access to the hotels' services, truly exemplifying a serviced lifestyle in a home setting. In actuality this is simply an added perk, as the Private Residences' own amenities are far more than adequate, including the River Lounge, a private living, dining and gallery space right on the water's edge, and a third-floor infinity pool with private cabanas facing the river. The tower will be crowned by the Four Seasons Club, an exclusive three-levelled facility offering deluxe amenities including a wine room and a private cinema, all topped by Bangkok's highest residential infinity pool overlooking the city skyline from the 66th floor.
Ben Taechaubol, director and CEO of Country Group Development, emphasises that their aim was to “create a meaningful, luxury waterfront residential lifestyle that is unmatched in Asia and epitomises legendary customised design, style and services”, offering discerning investors “the chance to own and enjoy a piece of Bangkok's future history”. When asked how they managed to acquire this last remaining piece of prime riverside land, he grins proudly, “it took a long time; there were hundreds of small plots in this area, residentials and commercial businesses, and we approached each one personally and negotiated their tailored leaving conditions”. It's not totally out with the old, however; CGD took pains to ensure the longevity of the area's history and surroundings. The project will be a low-density development, aiming to use only about 60% of all given space instead of maxing out on real estate, so as to afford residents a rare sense of serenity
within the city. Tradition is also respected in contemporary interpretations: custommade art pieces at the Capella are inspired by poems and chants from the royal barge processions.
Governmental efforts are ongoing to revitalise the Charoen Krung area, and Taechaubol is sure that in a few short years the whole district will be transformed. Among the nearby attractions are Warehouse 30, Bangkok's newest creative community complex converted from an abandoned WWII-ERA warehouse which now houses stores, art spaces and a theatre; Yanawa Riverfront District, a 1.2-kilometrelong public green space alongside the river; and Lhong 1919, an old port dating back approximately to the 1850s that is now a diverse F&B destination. The Thailand Creative & Design Centre lies upriver to the north, as will ICONSIAM, a mixed-use development slated to open later this month.
Transportation has also been well considered; the Chao Phraya Estate lies a mere five minutes away from the CBD but the developers have taken into account Bangkok's infamous traffic and provided an alternative. There will be shuttle boats taking residents from the Estate's private dock to the nearby Saphan Taksin BTS Skytrain station; yet another touch of thoughtful indulgence to amplify living experience.
