油麻地有不少南亞裔人士聚居，2016年曾發生警員開槍制止南亞裔人械鬥事件，有區內居民擔心治安問題。然而，亦有街坊指南亞裔人士比起本地人更好禮貌，亦從未被他們滋擾。

重建因素

油麻地區地積比率較低，不排除區內有更多樓宇獲放寬增加地積比，讓地產商收購舊樓重建，以增加房屋供應。一旦重建，便會改變附近居住環境，例如景觀及人流。

校網

小學屬31、32校網，包括油麻地天主教小學、嘉諾撒聖瑪利學校、塘尾道官立小學、循道學校等；中學校網屬油尖旺區，包括拔萃女書院、九龍華仁書院、真光女書院、聖芳濟書院等。

Ethnic Minorities

Yau Ma Tei has a concentration of South Asian residents. Back in 2016, shots were fired by the police to stop violent conflicts among South Asians in the neighbourhood, which led to concerns over the safety and security of the area. However, many local residents think the South Asians are polite and friendly, and being neighbours with them has never been a problem.

Redevelopments

Residential buildings in Yau Ma Tei tend to have lower floor area ratios due to regulations, but it's possible for more buildings to be deregulated in the future, which will allow developers to purchase old buildings and redevelop them to expand housing supply. Such redevelopments will normally alter the general environment, including views and traffic, in the surrounding areas.

School Net

Yau Ma Tei belongs to primary school nets No.31 and 32, which include Yaumati Catholic Primary School, St. Mary's Canossian School, Tong Mei Road Government Primary School, and Methodist School. Its secondary school net belongs to the Yau Tsim Mong District, which includes Diocesan Girls' School, Wah Yan College Kowloon, True Light Girls' College, and St. Francis Xavier's College, among others.
