Founder Eric Lim of Malaysian real estate firm Hartamas explains how putting the client first has contributed to the company’s success.馬來西亞地產服務公司Hartamas創辦人eric Lim解釋如何利用以客為本理念推動公司業務。

Much of the firm’s growth can be chalked up to the efforts and experience of its founder and group managing director Eric Lim, who was recently in Hong Kong to accept an award at squarefoot.com.hk’s 10th Best of the Best Awards, which recognises stellar companies and individuals in the property industry and other related fields. The decision to prioritise buyers’ interests has also informed much of Lim’s activities in various real estate advisory bodies in Malaysia and beyond. Having most recently served as the president of the Malaysian Institute of Real Estate Agents, stepping down this year after a two-year term, Lim was also a board member of the Board of Valuers, Appraisers, Estate Agents and Property Managers in Malaysia for nine years. It was here that he implemented several important rules and regulations, including a formal registration system for real estate professionals. “Until now, this has been a hallmark in Malaysian real estate practices,” said Lim. Lim has also been involved in associations outside of Malaysia; he was the chairman of the council of presidents of the Asean Real Estate Network Alliance, and he is currently a member of the Board of Directors in the National Association of Realtors based in the USA— the first Malaysian to be appointed to such a position.
Possessing such regional and international scope has informed how he runs his own business, too, “As a result of my involvement I know how the market behaves and how practices should be,” he said. “My philosophy is that the industry must be regulated, since buying a property is not an everyday process—a buyer is investing their life savings. With that in mind, that’s why I go through all these associations as a regulator.”
以客為先是成功秘訣
被問到成功秘訣,Lim表示:「我一直堅持以客為先,酬勞或佣金不及客人重要。我們不會犧牲服務質素,如果產品不是我們想要的,便不會出售。只要你是

Lim所重視的以客為先宗旨,亦運用到其他方面,包括在馬來西亞及其他地方處理不同地產委員會的事務,他較早前出任馬來西亞房地產經紀人協會主席,為期兩年,今年即將卸任。此外,他是馬來西亞估價師、評估師及產業代理局的董事會成員,在任九年間設立了多項重要守則與法規,包括為地產界專業人士設置正式的登記系統。Lim表示:「這系統成為了馬來西亞地產界的專業認證。」
Lim亦有參與馬來西亞以外的協會工作,曾擔任東盟房地產網絡聯盟主席團主席,現為美國全國房地產經紀人協會的董事會成員,是首位獲委任該職位的馬來西亞人。在區域上及國際上所累積的經驗,令他更擅於營運個人業務。他說:「參與過多方面的業界工作,讓我對市場運作更加熟悉,同時掌握到何為有效的營運方式。我認為地產行業必須設立監管,因物業買賣並不是一般消費,買家用一生積蓄作投資。因此,我積極參與各個協會的監管工作。」
