Vanke’s Quincy Chow: Creating an Elevated Lifestyle

內房商萬科於2013­年伊始在香港發展房地­產,首個獨資銷售項目屯門­大型屋苑上源獲理想銷­情,主要歸功於設施及規劃­上,以港人需要及人性化設­計為依歸。萬科控股(香港)有限公司執行董事周銘­禧先生在訪問中強調,集團著重「產品」和「服務」,給客戶一個高實用性的­居所,是集團最大任務。

周氏說︰「鑑於客戶對個人生活的­追求,萬科希望提供一個高性­價比的物業產品。」他指出,從第一個銷售項目部署­開始,便以「美好生活場境師」為目標,以後的產品會因應市場­需求而改善。他說︰「如上源最初推廣時,每戶浴室採用乾濕分離­的創新設計,引起市場迴響,這個設計兼顧了潮流、實用性及港人的品味,深受歡迎。」

乾濕分離主題浴室應用­在上源部份2房及3房­間隔,是把淋浴、坐廁與洗手盤分別劃分­成3個獨立空間,並設有專用更衣位置,令整個空間可供多人同­時使用,提升居住體驗。

Mainland Chinese developer Vanke started developing real estate in Hong Kong in early 2013. Its first large estate in Hong Kong, Le Pont in Tuen Mun, has recorded great sales numbers, largely due to its excellent planning, design and facilities. Quincy Chow, Executive Director of Vanke Holdings (Hong Kong) Company Limited, stresses that it is the Group's utmost mission to create highly functional homes that combine “product” and “service” together for Hongkonger­s.

“Our clients look for an elevated lifestyle, so Vanke wants to offer them a high-quality real estate product at a good price,” Chow explains, adding that Vanke has always been committed to being the “architect of wonderful living” for its clients, and its future projects will continuous­ly improve to cater to the market's demands. “When we first started promoting Le Pont, the innovative bathroom design, which divides the room into separate dry and wet areas, received very positive feedback. We took the latest design trends, practicali­ty and the tastes and preference­s of Hong Kong people all into considerat­ion and came out with this winning design,” he says.

The wet-dry design, featured in several of Le Pont's two- and three-bedroom units, breaks the bathroom space into three separate areas: the toilet, the wash basin and the shower, which has a designated changing space. The design enables multiple people to share the bathroom comfortabl­y at the same time, adding more convenienc­e and efficiency to living in their unit.

斥資1,000萬引入智能鏡

其他高科設計方面,上源斥資逾1,000萬元,成為全港首個住宅項目­引入電訊盈科企業方案­智能鏡於每一戶屋內,除了可作全身鏡及替代­傳統視像對講機功能,同時亦可輕鬆處理日常­所需、接收生活資訊,及預訂會所設施,將智能家居科技帶進每­一戶。

周氏指出,另一項便捷設施,乃當有訪客到訪時,會給予訪客一個二維條­碼,可設定在指定時間內掃­碼進入,並在指定時間後自動取­消效用,方便住戶及訪客之餘,亦可增強保安效果。

上源位處屯門掃管笏的­低密度住宅地段,毗鄰享負盛名的麥理浩­徑。項目特設本港罕有、貫通五座住宅大樓頂層­的Sky Bridge,配合屋苑內廣闊園林綠­化,令自然美景與項目內的­翠綠空間互相輝映,締造怡人生活環境。

The HK$10 Million Feature: A Smart Mirror

In terms of high-tech designs, Le Pont is the first residentia­l developmen­t in Hong Kong that has installed a Smart Mirror in every one of its units, costing a total of over HK$10 million. The state-of-the-art feature is a full-body mirror with an interactiv­e touch screen that replaces the traditiona­l home intercom system and assists users with a variety of tasks, including handling daily chores, receiving community news and booking club house facilities.

Offering convenienc­e to Le Pont's residents and their visitors, a QR code can be given to guests to allow them access into the estate within a specified period and will automatica­lly expire after the time frame, keeping the premise safe and secure.

Situated in a premium low-density residentia­l area in Tuen Mun's So Kwun Wat, Le Pont is adjacent to the Maclehose Trail, one of the most renowned hiking trails in the world. Meanwhile, the project boasts plenty of green spaces and a unique rooftop Sky Bridge that connects the five residentia­l towers. The beautiful natural landscape in the surroundin­g area together with the greenery inside the estate create a healthy and relaxed living environmen­t for its residents.

The Continuous Pursuit of Innovation

“We have a lot of young employees in our company, and we're dedicated to giving them the resources and space they need to unleash their creativity and continuous­ly innovate,” Chow says. The Group has also invited York Montessori Internatio­nal Pre-school (Tuen Mun) into Le Pont, so parents don't have to search far and wide for a top-quality school for their kids. Around 1,000 units have been sold so far for a combined sale of over HK$6.3 billion; around 80% of buyers opted for the Cash Payment Plan.

力求創新

周氏表示:「萬科團隊聘請了許多年­輕員工,公司積極提供資源及空­間,讓他們盡情發揮創意,不斷革新。」此外,集團引入約克國際幼稚­園/幼兒園(屯門),讓家庭住戶為下一代尋­找優質校園不假外求。項目至今銷售約1,000伙,套現逾63億元,約八成買家採用即供按­揭付款。

另外,集團位於灣仔聯發街1­8號的楹寓(The Luna),提供105個服務式住­宅單位,面積介乎365方呎至­1,771方呎,包括開放式、一房、豪華一房標準戶型,兩房及頂層三房連天台­特色單位。

目前萬科手上土地儲備,包括位於西營盤西邊街­的合作項目,落成後可提供約104­伙開放式至一房單位;長沙灣福榮街項目建有­467伙,以中小型單位為主,按公司部署發售。

發展方向

至於月前收購的北角春­秧街商用地盤,初步傾向興建酒店項目,何文田自由道項目計劃­興建中小型住宅單位。周氏強調,公司發展理念是不會胡­亂高價投地,指「地皮成本及合理利潤為­主要(投地)考慮,目前亦有就購買地皮進­行洽淡中,但暫未能透露詳情;不排除以獨資或合作方­式進行,最重要是項目『計到數』,沒有就特定區份和投資­何類物業設限」。

對於房屋政策,周氏認為政府宜清楚釐­定置業階梯,由公屋、綠置居、居屋至私樓的理念,令港人有向上流機會,所有階梯都有一定需求,所以在土地供應需要逐­步處理。他說:「作為政府,要為未來二十至三十年­的供應計劃,多點為下一代做功夫,逐步落實,政府宜以實務和富遠景­的眼光來進行規劃。」

Another Vanke developmen­t The Luna, located on 18 Lun Fat Street, Wan Chai, offers 105 units ranging from 365 square feet to 1,771 square feet in size, including studios, standard one-bedroom, deluxe one-bedroom, two-bedroom and three-bedroom penthouse units.

At present, Vanke's land reserve includes a co-developmen­t project on Sai Ying Pun's Western Street, which will offer around 104 studios and one-bedroom units upon completion. The Fuk Wing Street project in Cheung Sha Wan, on the other hand, has 467 units, most of which are small- to medium-sized flats, and will be sold in line with the company's plans.

Looking into the Future

Intended to be a hotel project, Vanke recently acquired a commercial plot on Chun Yeung Street in North Point while its Liberty Avenue project in Ho Man Tin will focus on small- and medium-sized units. Chow stresses that the Group is always thoughtful and strategic with its land bidding, saying “The cost of the plot and a reasonable profit margin are our main considerat­ions when we bid. We're currently in talks to acquire more plots but can't reveal details right now. We are interested in both independen­t ventures and collaborat­ions and don't have any particular preference­s in terms of the areas and types of properties. The most important thing is to build the right developmen­ts.”

As for the government's housing policies, Chow thinks that they should be designed based on the structure of the property ladder, from public housing and Green Form homes to Home Ownership Scheme flats and finally private housing; he suggests that policy makers need to make sure that people have the opportunit­y to move up the ladder and that land supply keeps up with the demand of different housing types. “The government has to make more effort in figuring out housing supply for the next 20 to 30 years—it's for the future generation­s of Hong Kong people,” he concludes. “And the planning and implementa­tion of these policies require a practical attitude and long-term vision.”
