TONGZHOU RIVERSIDE’S NEW ICONIC LANDMARK
精雕細琢的通州河畔新地標
榮獲今年「最佳發展項目(北京)」大獎的「北京．東灣」，項目投資方之一的泛海國際、其執行董事關堡林表示，泛海與合作伙伴俊星集團為了在北京創建一個國際級社區，特意找來多位世界級頂尖設計師聯手打造項目，務求令「北京．東灣」成為一個「真真正正達到國際水平的項目」，匠心為通州精雕細琢出當代理想居所典範。
關堡林說：「項目總投資額約50億人民幣，今年7月時已開始發售，第一批約500個單位已售出了逾150個，成績理想，單位平均售價約7萬人民幣/平方米，優越位置地利是項目熱賣主因之一。」
他說︰「『北京．東灣』座落在被中央政府定位為『北京城市副中心』的通州，項目更在通州最核心地帶臨水而建，前臨通惠河畔及毗鄰河濱長廊，每戶皆可享受林景觀及河畔美景。」由於發展重心向通州遷移，40萬精英人口及2,000家大型企業陸續進駐通州，推動當地經濟發展之餘，亦構成龐大的住屋需求，由此可預視項目前景及升值潛力不可估量。
項目規劃設計方面，關堡林指項目擁有6棟國際級精品名宅、2幢甲級商業大樓，及總面積逾16,000平方米的零售區域，皆由英國名師PDP London精選矜貴用料建成；園林景觀由英國著名環境建築事務所Morphis打造，包括擁有逾6,000平方米的「中央庭園, 為北京市最大的私家草坪，更設多個英式主題花園，讓住戶盡享天倫時光。
他又透露，項目會所「東灣薈」由梁志天設計師有限公司精心打造，是通州區內罕見的住戶專屬的私人會所，配備北京市少有的室內恆溫泳池、健身房、瑜伽室、私人宴會廳及紅酒雪茄室等各類休閒設施，並特聘世界五大物業管理之一的「高力國際」，為住戶度身打造舒適寫意的尊貴優越生活禮遇。
Winning the Best Property Development (Beijing) Award this year in Squarefoot Best of the Best Awards 2019, Capital Cove was designed to set a new standard of contemporary living for Beijing's Tong Zhou District. Phileas Kwan, Executive director of Asia Standard International Group, one of the development's investors, says together with its business partner Chun Sing Group, they took extra steps in building an elite international community in Beijing.
“With a total capital investment of RMB 5 billion, the project launched its first batch of 500 units this July. It recorded over 150 transactions with the unit price averaging around RMB 70,000 per square metre. Its strategic urban location plays a big part in generating an overwhelming sales response,” says Kwan.
“Capital Cove is situated in the Chinese government's ‘Beijing's Sub Centre'. It sits at the heart of the district facing Tonghui River and next to the riverfront promenade. As the municipal government's future development is focused on Tongzhou, an estimated number of 40,000 professionals and 2,000 major corporations are due to set foot in the area, giving rise to a boom in the local economy and increasing housing demand, which arguably gives the project a promising future and huge potential for capital gains,” Kwan continues.
On the design front, Kwan points out that Capital Cove encompasses six blocks of prestigious boutique residences and two Grade A offices with a total retail space of 16,000 square metres. All properties come with well-crafted detailing and are entailed with divine finishing, courtesy of renowned Uk-based architecture firm PDP London. Another celebrated British firm Morphis was tasked with landscape design, which includes a “Central Pavilion” covering 6,000 square metres, the largest private lawn in Beijing city, along with a number of British-inspired gardens that aim to provide sophisticated family living to its residents.
Kwan also reveals that the internationally renowned Steve Leung Design Group created the development's exclusive clubhouse, unique to the area of Tongzhou. It boasts an array of leisure facilities including an indoor heated swimming pool, gymnasium, a yoga room, private banquet hall, and a wine and cigar room. To round things off, Capital Cove engages one of the world's top five property management firms, Colliers International, to provide residents with first-class comfort and living.
