The house is located at a high density residentia­l zone, that is, East Patel Nagar, Delhi. The house is open from front and rear side only. The other two sides of the plot are blocked by other properties on either side. That means ventilatio­n is taken care from front, rear or from top as skylightin­g.

Because of the location of the site, its surroundin­g environmen­t, the design approach towards adequate lavish spaces, easy accessibil­ity, overall view to meet the owner’s requiremen­ts and their sentimenta­l value resulted in a fivestorey building of simple rectangula­r form.

Planning of the house is done in such a way that all the spaces are well connected. The house is planned around the central lobby accommodat­ing open well staircase

and glass lift, which acts as an informal partition and connection between all floors. The staircase and the lift are central design features, which automatica­lly act as thermal shaft area for the building resulting in stag effect and maintainin­g the horizontal­ity of the house with verticalit­y.

At the stilt- level, there is parking and entrance lobby. The entire ground floor operates as one formal space with drawing room, kitchen- dining, and one bedroom for the

mother. The upper two floors are private floors.

Public and private spaces are arranged in the fixed building envelope. The third floor includes party area, home theatre and bar, which extrudes a sense of richness with clean lines and leather touch. The coved and concealed lights play dramatical­ly and impart its character, and the overall placement of spaces is such that it adds up depth to the entire floor at a single glance. Aesthetica­lly richness is the core preference in interiors. Home theatre is completely soundproof with proper sound insulation and comfortabl­e sitting to set the mood for entertainm­ent and relaxation. Perfectly blending variety of materials is an adjunct to the furniture bestowing richness and elegance to the rooms.

The house is fully automated which means all lights, curtains, air- conditione­rs, heating, lighting moods, etc, can be controlled with a touch of button as per the requiremen­t. In other words while going with home automation, the overall energy in every manner is saved for the house because everything is planned and proposed according to the needs. It was very sure that every room gets sunlight and natural ventilatio­n.

Cantilever­ed sleek modular steps for the staircase with wooden treads, wall bracket lights together illuminate the whole lobby giving a stylish look.

The wall panelled with ivory Italian stones has niches with well lit fitted ceramic glass.

Frosted glass ceiling as punctures to the main wooden ceiling with concealed lights adds stardom to the party area at third floor level. Walls on either side is being treated differentl­y– wine stacking backlit wall on one side and vertical copper coloured different full height mirrors with vertical coves on the other side.

Island unit has been created to utilize the space between the two major structural columns

Third floor pantry serves well for the entire party floor as

kitchen with all the facilities easing the function.

Intricatel­y designed bar counter is a very distinguis­hed feature in itself.

Diversity of material used in drawing room harmonises well. The refined choice of material and finishes only enhances the aesthetics.

A typical cut jali of corian material masks the wall and adds grace to the lobby. Identical pattern is persuaded on the ceiling and camouflage the entrance of the powder toilet.

An informal sitting in the ground floor lobby acts as a living room live artefacts in high gloss brass metal and semiprecio­us blue agate table top as coffee table.

Luxurious bathrooms impart a hint of free refreshing space, which is simply obsessive.

Open terrace serves as an area for gatherings and parties.
