Af­ford­able houses in Kharar

On the Kharar-Ba­nur-Lan­dran road axis in the greater Mohali area, there are sev­eral op­tions in the af­ford­able hous­ing seg­ment to choose from. Home buy­ers can ex­plore apart­ments, plots and in­de­pen­dent floors in this realty des­ti­na­tion.

In the price range of ₹40 lakh, buyer can ex­pect to get plot sizes up to 350 sq yard. Plots in lo­cal builder colonies are cheaper than the na­tional-level builder town­ship projects. Plots are avail­able both in the sec­ondary and pri­mary mar­kets.

In the new sec­tors, 1,200 – 1,700 sq ft sized floors are avail­able in ei­ther G+2 or G+3 (ground plus 2 or 3) con­fig­u­ra­tions. Also, in the built-up seg­ment, sin­gle­storey or du­plexes are avail­able in this bud­get. In the KhararLan­dran road area, 90 sq yard to 150 sq yard built-up houses are avail­able. The growth in the seg­ment is de­mand driven. It is the only seg­ment, which is do­ing well in the oth­er­wise gloomy mar­ket con­di­tions.

Easy avail­abil­ity, af­ford­able prices and good con­nec­tiv­ity to the area are some of the fac­tors that are at­tract­ing home buy­ers to the seg­ment in Kharar, say lo­cal real es­tate con­sul­tants.

In­de­pen­dent floors in the area are avail­able in the 2-BHK (bed­room, hall and kitchen) and 3-BHK con­fig­u­ra­tions. The size of the 2-BHK units, gen­er­ally varies be­tween 850 sq ft to 950 sq ft.

The 3-BHK floors are avail­able in 1,200 sq ft to 1,800 sq ft sizes.

Floor units are ei­ther in the G+2 (ground plus two) or G+3 (ground plus three) con­fig­u­ra­tions. Prices of apart­ments de­pend on the size, lo­ca­tion and brand. The 2-BHK units are avail­able in the price range of ₹20 lakh to ₹28 lakh. The price for 3-BHK floor is around ₹30 lakh to ₹40 lakh, say lo­cal realty ex­perts.

Main sup­ply creators are small builders ac­tive in the area. Most of th­ese builders make cou­ple of units at a time and sell th­ese as in­de­pen­dent floors.

Each floor is reg­is­tered as an in­de­pen­dent unit. Re­spond­ing to the de­mand in the seg­ment, builders, mostly lo­cal small- time builders, are cre­at­ing sup­ply in the seg­ment.

The mar­gins are low but rel­a­tively high sale num­bers keep en­cour­ag­ing the builders to come with floors. Floors avail­able with na­tional-level builders are rel­a­tively ex­pen­sive and are sit­u­ated in the new sec­tors of Mohali, sit­u­ated in Kharar’s prox­im­ity.

Kharar is also home to bud­get hous­ing in the apart­ment seg­ment. In the new sec­tors com­ing up in the greater Mohali area on the Kharar-Lan­dran-Ba­nur road axis, 2BHK (bed­room-hal­lk­itchen) apart­ments are gen­er­ally priced be­tween ₹25 lakh to ₹35 lakh.

Most of the sup­ply in the seg­ment is in the 2-BHK (bed­roomhall-kitchen) and 3-BHK cat­e­gories. The size of 2-Bhk, gen­er­ally, ranges from 900 sq ft to 1,300 sq ft.

For the 3-BHK apart­ments, the av­er­age size varies from 1,400 sq ft to 2,100 sq ft. The av­er­age price of apart­ments range from ₹25 lakh to ₹65 lakh.

Du­plexes in the plot­ted cat­e­gory are gen­er­ally 90 sq yard to 150 sq yard sin­gle-storey and du­plex houses.

The price range for such built-up res­i­den­tial spa­ces varies be­tween ₹25 lakh to ₹45 lakh de­pend­ing up on the lo­ca­tion.
