DDA to increase floor area ratio for bigger plots

NEW DELHI: The Delhi Developmen­t Authority (DDA) has proposed to substantia­lly hike the floor area ratio (FAR) and ground coverage of all plots bigger than 750 square metres, allowing people to build bigger houses or create extra rooms.

The DDA, which is reviewing the Master Plan of Delhi 2021, has proposed modificati­ons in the plan to allow more FAR and ground coverage in residentia­l plots bigger than 750 square metres. Another proposal to provide 90 per cent ground coverage and 350 FAR to plots below 50 square metres is already under process of final notificati­on.

As part of the new amendment, plots between 750 square metres and 1,000 square metres will be allowed FAR of 200 from the present 150 FAR.

The ground coverage will remain 50 per cent as present.

In all plots bigger than 1,000 square metres, ground coverage has been increased from 40 per cent to 50 per cent and FAR has been increased from 120 to 200. FAR is the proportion of floors to the area of a plot. HTC
