LUCKNOW: The UP Real Estate Regulatory Authority (UP RERA) will also focus on complaints against development authorities across the state along with complaints against private developers.

Last week, the regulatory authority had imposed a fine of Rs 57 lakh on the Lucknow Development Authority (LDA). The RERA had imposed a fine of Rs 2.5 crore on 11 developers for non-compliance of its orders in favour of homebuyers. The LDA was among those penalised.

Homebuyers from across the state lodge complaints with RERA. These complaints are against private developers and also against development authorities.

“Whereas larger numbers of promoters are abiding by orders of the RERA, some of them have not complied with its orders,” said UP RERA chairman Rajive Kumar.

“The authority as per RERA Acts and rules will continue to take action and impose heavy penalties against the errant promoters so that the promoters start complying with the orders of the authority and homebuyers can get possession of their houses,” added Kumar.

“This decision is to protect interest of homebuyers and to make sure that promoters abide by the orders of the Authority passed by it in discharge of its lawful functions,” added UP RERA chief. Promoters mentioned by the RERA chief include both private developers and development authorities.

UP RERA has started colour coding system for projects for convenience of homebuyers. Projects are being classified under three categories–red, orange and green. Red stands for high risk, orange for low risk and green for safe.

“We are uploading the entire report on the UP RERA’s website. Homebuyers will be able to check about projects by entering details in the specified page,” said Kumar.

The projects have been classified on the basis of their quarterly reports, approved layout, finance report, progress report and complaints against them. The UP RERA has also put some projects of the Lucknow Development Authority and Awas Vikas Parishad in red zone category.

Most of these projects are related with PM Awas Yojana, economically weaker section and lower income group categories. Out of 35 projects of the LDA, 10 are under red category.
