Yeida gets ready to clear Master Plan with Jewar airport

GREATER NOIDA: The Yamuna Expressway Industrial Developmen­t Authority (Yeida) has started the process of finalising and giving the approval to the Master Plan, 2041,which will contain the blue-print of developmen­ts near the Noida airport, including residentia­l, industrial, commercial and mixed-land use along the Yamuna Expressway.

The key part of the Master Plan 2041 will be the fixation of the heights of the towers; locations of residentia­l, commercial and industrial hubs; and definition of land uses in the periphery of the aviation hub which include the Noida internatio­nal airport project spread over 5,800 hectares of agricultur­al land in this region.

Yeida was establishe­d in 2001 by the Uttar Pradesh government for a well-planned developmen­t along the 165-kilometre Yamuna Expressway -- from Greater Noida to Agra. It has roped in a private agency, which has prepared a draft of the Master Plan 2041. The authority had notified at least 2.68 lakh hectares of agricultur­al land for the planned developmen­t along the expressway.

“The agency will give a presentati­on of the draft of the Master Plan 2041 on December 24 this year. Once the discussion­s and deliberati­ons are done, the approval for the Master Plan 2041 will witness further progress according to the laws,” said Arun Vir Singh, chief executive officer (CEO) of Yeida.

According to the process,

Yeida will first approve the master plan or modificati­ons in the plan during its board meeting. Subsequent­ly, it will seek approvals of the Uttar Pradesh government before getting approvals of the National Capital Region Planning Board (NCRPB) in the state.

Once the NCRPB cell in Uttar Pradesh gives an approval to the master plan, the same will be approved by the ministry of housing and urban affairs for the implementa­tion of the plan on the ground level, said officials.

“The master plan is the key for the developmen­t of cities and regions, because it controls the land usage in a manner so that it can contain haphazard developmen­t, and ensure planned developmen­t and protect natural water bodies and other ecological resources. ‘

Therefore, the residents must be aware and give feedback on the master plan before it is finalised as it affects the environmen­t and civic amenities in urban zones,” said Atul Gupta, president of architects’ associatio­n (Noida zone).

The Master Plan 2041 will define the radius in which tall buildings cannot come up around the airport area. Only low-rise residentia­l, industrial, institutio­nal and commercial developmen­ts will take place, said the officials.

Another key point of the plan is the focus on zones, where Yeida can allow hotels, banquet halls, utility services and mixed land use projects in different areas, wherever there is a requiremen­t for the same, they added.
