Works to three dwellings to take place at Luggala

PERMISSION has been granted allowing for refurbishm­ent works to three dwellings within the grounds of Luggala Estate.

In August of this year Luggala Estate Ltd submitted a planning applicatio­n with Wicklow County Council seeking permission to carry out works on Gate Lodge, Mickeys Kitchen Cottage and Cloughhogu­e House.

Gate Lodge is an existing two storey two bedroom detached dwelling and the plan is to change the use of one of the two rooms at ground level from a lounge and dining room to a reception area and office. One of the two bedrooms will be changed into a meeting room.

The works will also include the detachment from the existing waste treatment system currently also serving a second dwelling known as Mickeys Kitchen Cottage and the provision of a new separate waste treatment and percolatio­n system to serve this dwelling and new soakaways for all surface water drainage.

The plan for Mickeys Kitchen Cottage is the complete refurbishm­ent of an existing single storey two bedroom dwelling, including the addition of an entrance porch extension to the front elevation including a low granite wall and stone paving and the addition of a single storey en-suite bathroom extension to the side of the gable.

Various alteration­s are planned for Cloghogue House, which is an existing two storey detached dwelling.

The planned works include the provision of a single storey painted timber pergola structure partly covered in slate and a single storey store extension to the rear elevation, a new painted timer terrace door to the side elevation to replace an existing up and down sash window and the opening up of the side entrance porch by removing the blocked up opening on the side elevation and the entrance door.

Externally, the works will comprise the reinstatem­ent of the original crushed sand area around the house and the reconstruc­tion of the original low granite enclosing garden wall. The works will also include the replacemen­t of the existing waste treatment installati­on and percolatio­n area with a new upgraded system and new soakaways for all surface water drainage.

The Planning Section of Wicklow County Council felt the proposal would be commensura­te with these existing structures, would not give rise to any negative visual, public heath or traffic impacts, and would accord with proper planning and sustainabl­e developmen­t.

One condition placed on the planning states that the Gate Lodge will be used as indicated in the submitted documents, and no change of use shall take place without the prior permission of the Planning Authority.
