Bray bar put up for sale at €1.1 million

- By TOM GALVIN

O’SULLIVAN’S bar, on Castle Street, in Bray, is on the market for €1,100,000 and is described by agents Lisney as “exceptionally well appointed having benefitted from complete remodelling and refurbishment in recent years and maintained to a high standard since.”

The property, which has been closed for months, enjoys a traditional style public bar to the front and is complemented by a rear lounge together with snug areas, a new commercial kitchen together with ample storage and service facilities.

Separate and self-contained apartment accommodation is located to first floor level enjoying independent access from Castle Street.

The residential accommodation is laid out with one onebed one two-bed apartment.

Lisney describes O’Sullivan’s as being immaculately presented throughout in turnkey condition, requiring no capital expenditure. The apartment accommodation above is ideally suited to use by an owner-occupier, for staff use or alternatively for creation of valuable rental income.

O’Sullivan’s is located at the northern entrance to Bray from Shankill, directly opposite the Castle Street Shopping Centre, which is anchored by SuperValu and adjacent to the entrance to the new Ballymore 40-acre Sea Gardens development of 1,200 family homes.

The popular bar underwent a significant transformation when it opened in 2018, a project that took over six months to complete, but the business has been closed since last year.

The building was once home to Kavanagh’s pub, a busy venue once renowned for its food, but had been closed for a number of years before it was sold in a ‘distressed building’ sale for €177,500, in 2012.
