The Daughters of Charity site sold

THE former Daughters of Charity property in Droghcda’s Fair Street has been sold to Navan based developer John Cusack at a cost of a quarter of a million pounds.

And the property is to be developed as a residentia­l complex incorporat­ing flats, apartments and possibly town houses, it was revealed this week. Auctioneer Tommy Byrne confirmed that he put the deal together during 1993 and the developmen­t is to be carried out by Navan builder John Cusack. The developers, Cusack Homes, bought the property from the Daughters of Charity for £240,000.

Work will begin with phase one of the scheme this month. This will involve the conversion of part of the property into 10 one and two-bedroom apartments. Phase one is scheduled to be completed in April and there will be approximat­ely five of each type of apartment.

The one bedroom apartments will sell at £27,500 and the two bedroom version will sell at £35,000.

The plans for the apartments are now with auctioneer Tommy Byrne and can be viewed by the public at his offices on the North Quay. Because of the town centre location and what he described as a ‘very reasonable price’, Mr. Byrne said he expected them to be snapped up. I expect a keen demand, especially from retired couples whose family home has become too large for them. Shopping facilities will be at their doorstep which will eliminate the necessity for a car and the site will be very secure. Another plus is that the apartments will be practicall­y maintenanc­e free,’ Mr. Byrne told the Drogheda Independen­t.

He pointed out that there would be a residentia­l car park in the grounds at the rear which would be tastefully landscaped. ‘ The building will get an overall facelift and fixtures and fittings will be of the highest standard,’ he said.

Phase two of the scheme will be 16 flats which will be offered for rent and planning permission is to be sought for 25 town houses to the rear of the old convent buildings.

The convent buildings cover a total of approximat­ely 21,000 square feet and the site at the rear covers approximat­ely 0.7 acres.

The property is situated on the north side of Fair Street in the heart of Drogheda town centre. The surroundin­g properties in the street arc a mixture of doctors’ surgeries, offices and residentia­l, with Drogheda Community Centre and Town Hall adjacent.

The property is a combinatio­n of two interconne­cting buildings facing onto Fair Street and standing on a site of c.0.37 acres. The buildings are presently interconne­cting at second floor level.
