Hav­ing bought a part-built es­tate, Gort Fada, just east of Cork city by Gloun­thaune rail sta­tion at the start of 2017, builder Donal Reli­han of DNR Homes hopes to be in and off-site and sold up by year’s end.

DNR is ac­tively on site of the de­vel­op­ment of 23 units which had been started by Lane Homes in 2009, who built and sold 10 ter­raced houses.

The Gort Fada scheme was to in­clude du­plexes and apart­ments, but plan­ning was granted to change from the du­plex blocks to 12 three-bed semi-ds and a four- bed de­tached house.

Now es­tab­lished 10 years, DNR Homes “have earned a rep­u­ta­tion of hav­ing a ded­i­cated, hands-on ap­proach producing an ex­cel­lent qual­ity prod­uct,” says Lawrence Sweeney of Sav­ills Cork, who this week re­leased the first six three­bed semi-ds, with three now booked.

Given the speed of block­work fly­ing up, they hope to have the con­struc­tion com­plete and to be off site by Christ­mas, he adds.

The sole four-bed (not re­leased or priced up yet) will be 1,485 sq ft, while the three-beds homes are 1,171 sq ft, priced be­tween €295,000 and €305,000, with PC al­lowances in­clud­ing €6,000 for kitchen, util­ity and mas­ter bed­room, and €1,000 for a stove.

(No 9, a long-time built three-bed mid-ter­raced home sold via Sav­ills last year for €242,000).

“We’ve had strong en­quiries for the de­vel­op­ment from many First-time Buy­ers, but there is also great lo­cal interest, from the more ma­ture ‘empty nesters’ who are down­siz­ing,” ac­cord­ing to Mr Sweeney.

“The area has had very few starter homes avail­able in re­cent years and most of the ex­ist­ing stock are large de­tached prop­er­ties.

“This is a fan­tas­tic op­por­tu­nity to pur­chase a per­fect home in the most con­ve­nient of lo­ca­tions, just 9km east of Cork city by road and by rail,” he adds. VER­DICT: New, ac­ces­si­ble, and near lots of ser­vices
