Shan­non­side ho­tel guid­ing at €2.75m

JOHN Hughes of CBRE’s ho­tel di­vi­sion is guid­ing a price of €2.5m to €2.75m for the Cas­tle Oaks House Ho­tel in Castle­con­nell, Co Lim­er­ick.

Lo­cated just 10km from Lim­er­ick city, the ho­tel of­fers a range of flex­i­ble ac­com­mo­da­tion op­tions with 20 guest bed­rooms in the orig­i­nal pe­riod house com­ple­mented by 22 twobed­room gar­den suites.

A key fea­ture is the land­scaped gar­dens over­look­ing the River Shan­non cre­at­ing a tran­quil set­ting and an ideal lo­ca­tion for guests. The ho­tel also in­cludes a ten­nis court and play­ground area.

The Cas­tle Oaks House Ho­tel has es­tab­lished it­self as a pop­u­lar wed­ding venue, known through­out the Mid­west re­gion and is ex­pected to host about 70 wed­dings in 2018. The el­e­gant Strad­bally Suite, with its unique stained glass win­dows, par­quet dance floor and pic­turesque gar­den views can host up to 280 guests. Ad­ja­cent to the ban­quet­ing suite is a pri­vate pa­tio area with views of the Shan­non.

The first known own­ers of Cas­tle Oaks House were the Rich fam­ily. Lieu­tenant John S Rich and his fam­ily took up res­i­dence there in 1815. In June 1945, the prop­erty passed into the hands of the Pre­sen­ta­tion Sis­ters. Since open­ing for busi­ness as a ho­tel, the main build­ing has been re­stored, ex­tended and re­tains many of its orig­i­nal Ge­or­gian fea­tures.

Castle­con­nell is 40km from Shan­non air­port.

John Hughes said: “This ho­tel is ex­pected to gen­er­ate keen in­ter­est from hote­liers, in­vestors and ho­tel op­er­a­tors.”
