Kil­dare House Ho­tel presents a ‘turn-key’ in­vest­ment at €1.1m

Agent Dowl­ing Prop­erty is quot­ing an ask­ing price of €1.1m for the Kil­dare House Ho­tel in Kil­dare Town.

Lo­cated at the heart of the county’s hugely-suc­cess­ful blood­stock in­dus­try, the ho­tel is cur­rently trad­ing as a suc­cess­ful and well-man­aged bou­tique ho­tel and con­sists of 21 en-suite bed­rooms, two bars, res­tau­rant and a ball­room which can ac­com­mo­date up to 200 seated guests.

The ho­tel’s 2,508 sq m (27,000 sq ft) of ac­com­mo­da­tion was ren­o­vated and up­graded to a high stan­dard be­tween 2014 and 2015, and now pro­vides con­tem­po­rary and com­fort­able sur­round­ings.

The room oc­cu­pancy rate is cur­rently run­ning at 82pc, a Kil­dare House Ho­tel was ren­o­vated and up­graded to a high stan­dard be­tween 2014 and 2015 per­for­mance which the sell­ing agent at­tributes to its close prox­im­ity to thriv­ing Kil­dare Vil­lage out­let shop­ping cen­tre.

Kil­dare town is a thriv­ing tourist des­ti­na­tion with both the Na­tional Stud & Ja­panese Gar­dens and the Cur­ragh Race­course lo­cated within the im­me­di­ate area. The €70m re­de­vel­op­ment of the lat­ter is due to be com­pleted in 2019, and is ex­pected to con­trib­ute to a sig­nif­i­cant in­crease in the num­ber of vis­i­tors to the town. It should also help to drive de­mand for ac­com­mo­da­tion at the Kil­dare House Ho­tel.
