Space at Airton Business Park to let at €9 per sq ft

Irish Independent - Business Week - - APPOINTMENTS - Ronald Quinlan

Seanna Gill of CBRE’s industrial division is quoting a rent of €9 per square foot for a 450 sq m (4,844 sq ft) business unit at Airton Business Park on Airton Road in Tallaght, Dublin 24.

Unit D2 briefly comprises a two-storey office to the front, and a warehouse area extending to 335 sq m (3,606 sq ft) with loading access through an electrically-operated door.

There is clear internal height of 6.7m. The property is fully alarmed and has the benefit of a floodlit loading area to the front elevation with five designated car park spaces.

Airton Business Park offers excellent access to all main national arterial routes including the M50 motorway (3.5 km), the N81 Tallaght bypass, the N7 and the N11. The area is also well served by public transport including the Red Luas line.

The scheme is fully-occupied, according to the letting agent,

Unit D2, Airton Business Park offers ready access to the M50

and offers excellent exposure to any new tenant.

Seanna Gill says: “We expect to see strong interest from occupiers due to the limited stock on the market for business units under 500 sq m (5,382 sq ft) in the south-west region.”

According to CBRE, lettings of industrial units in the third quarter of 2018 alone accounted for 64pc of total industrial take-up across Dublin, with the highest demand being experienced along the south-west N7 corridor. And while take-up for sub 1,000 sq m (10,764 sq ft) units accounted for just 15pc of the total take up for the first three quarters of 2018, this arose from a lack of supply as opposed to an absence of demand.
