Leinster auction season picking up momentum

QUITE a few properties have come on the market in Offaly, Kildare and Meath in recent weeks.

Among them is a 73ac farm with a semi-derelict residence at Clonavoe, Clonbullog­ue, Co Offaly. It comes to auction in lots of 66ac and 7ac. The bigger portion is guided at €310,000 while a 7ac field adjacent to the main farm can be purchased separately with a guide of €45,000.

Located close to the Irish Par- achute Club approximat­ely 4km outside Clonbullog­ue Village, the majority of the land can be described as arable ground that is well drained and fenced.

Large mature hedges give the place natural shelter and with mains water throughout the farm it is ideal for fattening cattle.

According to Portarling­ton auctioneer Matt Dunne, the semi-derelict residence has great potential and with an extension would make a lovely home.

“If this farm was located in Kildare,” Mr Dunne said, “the asking price would probably be €150,000 more.

“The majority of the land can be described as excellent arable land, well drained and fenced. The semi-derelict residence is ideal for modernisin­g.”

The property will be sold at the Gandon Inn, Emo, Co Laois at 3pm on Wednesday, March 29.

KILDARE AUCTION

Coonans of Maynooth are handling the sale of a prime piece of property located adjacent to Millicent Golf club at Millicent in Co Kildare.

It comes to auction with a guide price of €10,000/ac.

The 16.5ac parcel is located 1km from Clane, 5km from Sallins and 25km from Dublin. It is described by Phillip Byrne of Coonans as suitable for any agricultur­al use and given the ample road frontage, it should have potential to be developed as a residentia­l holding subject to the required planning permission.

The property will be sold at auction at the Glenroyal Hotel, Maynooth at 3pm on Thursday, April 6.

MEATH TILLAGE

Coonans are also handling the private treaty sale of a 19.5ac parcel of tillage ground near Ratoath in Co Meath. It is guided at €350,000 or a strong €15,000/ac.

Located at Cabinhill, 2km from Ratoath and 7km from Dunshaughl­in, it is described by Philip Byrne as the best of tillage ground but also suitable for any agricultur­al use.
