Laois land sells for €13,500/ac
THE AUCTION of two adjoining Laois properties saw them sell successfully — but not to the one customer.
Originally one farm, the properties belonged to the Odlums milling family, and the business included Woodville House — a period residence on 18ac and a parcel of 100ac of land at either side of the M7 motorway at Meelick, Portlaoise.
The 100ac made €1.35m or €13,500/ac, while the house on 18ac made €630,000
The 100ac has 80ac on the north side of the M7 that adjoins Woodville House. This is all in one block and comes with two farmyards, one made up of old stores with two five-column haybarns, while the other has cattle-handling facilities with a six-column haybarn, a leanto, cattle accommodation and a silage pit.
The 60ac is in grass and the remainder in tillage. The 20ac on the other side of the motorway is all in grass and has good road frontage.
At auction, the 100ac was offered in its two lots, but the main interest was in the entire, which went on the market at €1.3m and sold at €1.35m to a local farming family
Located on the Portlaoise side of the motorway Woodville is a charming old residence set in mature parkland with a lovely courtyard to the rear and a gate lodge at the entrance.
The house extends to 5,000 sq ft and is in good structural order.
The accommodation in- cludes a porch, a hall, a drawing room, a dining room, a morning room, a kitchen and six bedrooms.
Out of doors, to the rear of the house is a traditional stone courtyard that includes three loose boxes, a carport, two garages and a barn.
Gate lodge
The gate lodge located inside the main entrance is in need of full renovation, and there is also a walled garden ready to be brought back to life.

The auction opened with an offer of €500,000 with two active bidders. The property went on the market at €610,000 and the hammer dropped at €630,000 to a solicitor acting in trust on behalf of an undisclosed client.
