Big potential by the shores of Lough Derg

A 60AC residential farm in a number of divisions is on the market near Portumna, Co Galway and is guided at €675,000, writes Jim O’Brien.

The house and farm have been neglected for a number of years and will need some work to bring them back to life. However, the land is fundamentally good ground surrounded by fine farms with active livestock and tillage enterprises.

The house and outhouses, all in need of extensive repair, are on 8ac at Claggernagh West about 5km south of Portumna on a road that runs parallel with the western shores of Lough Derg. The stone farmhouse was originally built in 1923 with an extension built in 2010. It has been unoccupied since 2014.

Outside the yard is overgrown and is home to a small shed that was once the main dwelling. Another stone building in the yard has a lovely arched doorway and was possibly a coach house in its day.

The 9ac of land around the house is generally elevated and dry but sinks to a low spot that can be wet. Aside from that the land is firm underfoot and with a bit of attention to the hedgerows would be a nice piece of ground. It has good road frontage on to the Portumna/Scarriff Road and a side road where a number of houses have been built in recent years. The house on 9ac is guided at €195,000.

A 10ac portion across from the homestead is in the townsland of Ballyshrule and Gorteenphadder and consists of good elevated ground in a series of three fields with road frontage. This is the best of grazing ground aside from one portion in woodland and scrub. The section is guided at €100,000.

Closer to Portumna at Claggernagh East and located across the road from Portumna Golf Club is the major portion of the ground extending to 33ac. The layers of grass covering the ground are testament to the fact that it has been untouched for years.

A small herd of deer was grazing happily until Noel Hogan of Brian Tuohy Auctioneers and I disturbed the creatures who took off into the safety of a thicket.

That said, it is a fine piece of ground and if the quality of the farmed land adjoining it is anything to go by it has great potential. It is in an excellent location on the outskirts of the town of Portumna and has plenty of road frontage. It is guided at €300,000.

The final bit of ground is an 8ac piece at Pallas, Portumna. It is described by Mr Hogan as the best of farmland and guided at €80,000.
