Contrasting results from auction rooms

MAYO auctioneer John Higgins recently sold the major part of a 22ac farm at Agloragh, Ballyhaunis. The holding has good grazing ground, a three-bedroom bungalow in good condition and a farmyard with a slatted shed and a sixth share in 74ac of commonage.

Located 4km from the town with access to the N83 and N62 the farm is a decent rural property with plenty of potential.

The farm buildings and outbuildings comprise of a range of old and more modern facilities.

The land is a combination of good grazing ground, mixed ground and commonage.

In a lively private treaty sale the house, farm buildings on 5ac made €85,000, the parcel of 13ac with access to the commonage made €60,000 or €4,600/ac while a 2ac parcel is under offer at €12,500.

LAOIS AUCTION

Auctioneer Joseph Coogan withdrew a 58ac residential farm at Ballyfinnan, Ballylinan from auction after it was bid to €685,000 in lots and bid to €750,000 in its entire. The traditional grass farm comes with a farmhouse in need of refurbishment and a yard with dated farm buildings set on fine land with extensive road frontage on to two roads.

After a marathon auction where he offered the place in three lots and as an entire the entire won the bidding war at €750,000 but was withdrawn. Mr Coogan is in active negotiations with the highest bidder on the entire.

KILKENNY SALE

Mr Coogan had better fortune in the post auction sale of a 53ac residential farm at Foulksrath, Jenkinstown and Shanganny, Conahy, Co Kilkenny. Located over 12km from Kilkenny the farm is in a mixture of tillage and grass. The house is a two-storey, five bedroom dwelling in need of repair but in good structural condition while the yard is made up of a series of traditional stone sheds and a range of out-offices.

With a final overall sales price of almost €500,000 the house and yards with 37ac made €13,500/ac, while a 16ac parcel at Shanganny made in the region of €9,500/ac.
