Wexford land with plenty of ‘hope’ value

SELLING tillage ground in Wexford continues to be a bit like shooting fish in a tank, it almost certainly sells and achieves the best of prices.

A 37ac non-residentia­l farm located at Creagh, less than 1km from Gorey town with extensive road frontage on three sides is sure to make a very decent price when it comes to auction later in the month. It is guided pre-sale at €12,000/ac.

The farm will be sold in two lots with the first lot comprised of 34ac in one division. This is contained in a single elevated field overlookin­g Gorey town with views out to the coast.

The parcel has road frontage to the Hollyfort and Creagh roads and also, on the northern boundary, to a minor road which links the two main roads. The parcel is situated adjacent to Creagh Water Treatment Plant with electricit­y and mains sewerage a short distance away.

Denis Howell of Warren Estates describes the land as prime free draining territory that has 0.9ac of mature woodland with a natural stream flowing through on the Hollyfort road boundary.

The farm buildings on this lot include a two-column haybarn with a lean-to. The land has been well farmed over the years and is all ploughed and ready for sowing.

The second parcel is made up of a 3ac plot with good road frontage on to the Hollyfort road. Rectangula­r in shape the parcel is easily accessible and is all in grass at present.

“This lovely parcel of land is suitable for a variety of agricultur­al uses and has been well farmed over the years. Given its prominent and elevated location close to the town, we believe that this land would have some developmen­t potential, subject to planning permission,” Mr Howell said.

The auction takes place at the Loch Garman Arms Hotel, Gorey at 3pm on Friday, March 23.
