Bungalow bliss on 60ac in Mayo for €400,000

THERE is always movement on the private treaty land market in Co Mayo. Smaller parcels characteri­se much of the sales action along with the occasional mid-size to large holding.

Among the mid-size farms on the market is a fine 60ac residentia­l holding at Coolfox, Balla, Castlebar that comes with an overall guide of €400,000. The house can be bought separately from the land for €150,000.

Located 8km from Balla and 19km from Castlebar, the farm is described as a lovely, compact property, with the 60ac made up of 26.5ac in forestry and the remaining described by Brian Moran auctioneer as made up of good, wellmainta­ined farmland.

The holding comes with farm and forestry payments and is ready to be occupied by a new owner.

The house, a traditiona­l bungalow built in 1955, was extended in 1976 and re-roofed in 2005.

The accommodat­ion includes an entrance hall with a tiled floor, a lounge/dining room with oak flooring and a tiled fireplace with a solid fuel stove. The kitchen is fully fitted with oak units including a fan oven and fridge/freezer. Adjoining is a plumbed utility.

There are four bedrooms, a bathroom and en-suite.

While the entire property is being offered for sale, the residence with some outbuildin­gs immediatel­y to the rear may be sold on its own on a 1ac site.

At auction, the place opened at €170,000 and with two bidders in the chase it sold at €300,000 to a young man with intentions to build on the old site.

At Baloor, Ballintubb­er, Claremorri­s, Mr Moran auctioned a 32ac holding with frontage on to the Castlebar to Ballinrobe Road.

The lands are well maintained by the owner and said to be of excellent quality, well fenced without waste.

At auction it attracted lively interest and when the hammer fell it made €292,000, or over €9,100/ac.

“There is quite a bit of land changing hands around here,” the auctioneer said.

“A lot of marginal land is being bought for forestry, making anything from €3,200/ac to €4,000/ac.

“The small parcels are continuing to sell.”
