Wexford farming gem for under a million
Tillage and grazing holding also comes with facilities from a former dairy enterprise
Wexford farms rarely fail to sparkle at auction, be they large, medium or small. An 88ac farm at Coolnahorna, 3km from the centre of Enniscorthy with a fine house and a comprehensive range of sheds is another gem from the sunny south-east.
It comes to auction with a guide price of €900,000.
The farm is in two distinct blocks either side of the N30, with frontage onto two other local roads giving a total road frontage of about 1km. The holding was one unit until it was bisected in recent years by the N30 link road bypassing Enniscorthy.
The land is laid out in about 17 fields mainly in tillage, with the rest in grass.
The ground is in top condition, currently under crops and permanent pasture and in a state of high fertility.
The holding was run for many years as a dairy enterprise and much of the infrastructure remains intact. According to auctioneer David Quinn, all it needs is a milking machine and bulk tank to be revived for dairying.
The extensive range of accommodation includes a mix of traditional and modern facilities in a complex of round-roofed and A-roofed sheds that includes slatted feeding units and calving sheds.
In addition there is a milking parlour, a dairy, cubicle houses with automatic scrapers, machinery storage spaces and a wide range of farming facilities including cattle handling pens all set out on an extensive concrete apron.
The dwelling house is a solid two-storey farmhouse extended and refurbished in recent years with accommodation that includes a sunroom, living room, lounge/ TV room, a fully fitted kitchen, a pantry and four bedrooms, with one ensuite, plus a family bathroom.
The house is set on its own gardens with a cobble-lock patio area to the rear. The residence is in perfect condition and ready for occupation by any new owner.
The site is also home to a lovely brick cottage-style building that was used for residential accommodation in the past and, with some refurbishment, would be ideal as a flat or for rental.
David Quinn of Quinn Property will sell the holding by public auction as an entire or in a number of lots.
The first lot comprises 50ac mainly in tillage laid out in nine fields with extensive road frontage, and this is guided at €10,000 to €12,000/ac.
The second includes the house and yards on over 7ac which is guided at €250,000 to €300,000.
The last lot is located across the N30 and made up of almost 31ac in permanent pasture; it is guided at €10,000 to €12,000/ac.
Mr Quinn describes the farm as a stunning place with a range of possibilities. The auction will take place on the farm at 3pm on Wednesday, September 2.
