Wex­ford farm­ing gem for un­der a mil­lion

Tillage and graz­ing hold­ing also comes with fa­cil­i­ties from a for­mer dairy en­ter­prise

Wex­ford farms rarely fail to sparkle at auc­tion, be they large, medium or small. An 88ac farm at Cool­na­horna, 3km from the centre of En­nis­cor­thy with a fine house and a com­pre­hen­sive range of sheds is another gem from the sunny south-east.

It comes to auc­tion with a guide price of €900,000.

The farm is in two dis­tinct blocks ei­ther side of the N30, with frontage onto two other local roads giv­ing a to­tal road frontage of about 1km. The hold­ing was one unit un­til it was bi­sected in re­cent years by the N30 link road by­pass­ing En­nis­cor­thy.

The land is laid out in about 17 fields mainly in tillage, with the rest in grass.

The ground is in top con­di­tion, cur­rently un­der crops and per­ma­nent pas­ture and in a state of high fer­til­ity.

The hold­ing was run for many years as a dairy en­ter­prise and much of the in­fra­struc­ture re­mains in­tact. According to auc­tion­eer David Quinn, all it needs is a milk­ing ma­chine and bulk tank to be re­vived for dairy­ing.

The ex­ten­sive range of ac­com­mo­da­tion in­cludes a mix of tra­di­tional and mod­ern fa­cil­i­ties in a com­plex of round-roofed and A-roofed sheds that in­cludes slat­ted feed­ing units and calv­ing sheds.

In ad­di­tion there is a milk­ing par­lour, a dairy, cu­bi­cle houses with au­to­matic scrap­ers, ma­chin­ery stor­age spaces and a wide range of farm­ing fa­cil­i­ties in­clud­ing cat­tle han­dling pens all set out on an ex­ten­sive con­crete apron.

The dwelling house is a solid two-storey farm­house ex­tended and re­fur­bished in re­cent years with ac­com­mo­da­tion that in­cludes a sun­room, liv­ing room, lounge/ TV room, a fully fit­ted kitchen, a pantry and four bed­rooms, with one en­suite, plus a fam­ily bath­room.

The house is set on its own gardens with a cob­ble-lock pa­tio area to the rear. The res­i­dence is in per­fect con­di­tion and ready for oc­cu­pa­tion by any new owner.


The site is also home to a lovely brick cot­tage-style build­ing that was used for res­i­den­tial ac­com­mo­da­tion in the past and, with some re­fur­bish­ment, would be ideal as a flat or for rental.

David Quinn of Quinn Prop­erty will sell the hold­ing by pub­lic auc­tion as an en­tire or in a num­ber of lots.

The first lot com­prises 50ac mainly in tillage laid out in nine fields with ex­ten­sive road frontage, and this is guided at €10,000 to €12,000/ac.

The second in­cludes the house and yards on over 7ac which is guided at €250,000 to €300,000.

The last lot is lo­cated across the N30 and made up of al­most 31ac in per­ma­nent pas­ture; it is guided at €10,000 to €12,000/ac.

Mr Quinn de­scribes the farm as a stun­ning place with a range of pos­si­bil­i­ties. The auc­tion will take place on the farm at 3pm on Wed­nes­day, September 2.
