Premier farming opportunit­ies

Two substantia­l residentia­l farms are on the market in west and south Tipperary, reports Jim O’Brien

Land sales in south Tipperary have been quiet of late, but a number of sizeable holdings are now coming to the market.

Among the new arrivals is a 160ac holding at Kilross with extensive farm facilities and €16,000 in entitlemen­ts. The private treaty sale is guided by Robert De Vere Hunt of Cashel Marts at €2m.

The holding has 1km of road frontage on to two public roads and is just 1km from the village of Kilross and 5km from the village of Galbally on the Limerick-Tipperary border.

The land is a mixture of elevated grazing ground that is dry underfoot and lower ground that is softer.

The holding has up to seven entrances from public roads and is serviced by an internal roadway system giving access to all the land.

Manageable

Laid out in 16 fields, the divisions are very manageable and ideally suited to dairying.

The yard is centrally located on the farm and has accommodat­ion for up to 140 animals. The main shed can accommodat­e 128 cows and is equipped with automatic scrapers.

A large passageway is wide enough for a diet feeder. Other facilities include a calf shed, a straw storage shed and an old cubicle house.

The milking parlour consists of a 14-unit machine that can be increased to 16, while the automatic feeding system is linked to outdoor silos.

A 400,000-litre lagoon makes use of a reed-bed filtering system that takes the liquid runoff from the solids and delivers clean water.

The lagoon along with its immediate surrounds also serves as an area of conservati­on.

The house is a lovely 1,400 sq ft dormer-style residence built in the 1890s and tastefully refurbishe­d with a modern kitchen and a sunroom.

The accommodat­ion includes four bedrooms and a bathroom upstairs, while downstairs is the kitchen, sitting room, utility and a second bathroom.

The auctioneer describes the sale as an extremely rare (right) opportunit­y to acquire a farm of this scale and quality.

CASHEL FARM SALE

Moving further south in Tipperary, a 120ac residentia­l farm with €19,913 per annum in entitlemen­ts is on the market at €1.5m.

Located in Bawnmore, 1km from the village of Ardmayle and 7km from Cashel, the farm is described by auctioneer Alison De Vere Hunt of Cashel Marts as a fine parcel of land with tremendous potential.

The residence is an attractive farmhouse set back from the road and reached by a treelined avenue.

A solid and substantia­l two-storey dwelling the house is well laid out and comes with lots of character.

Ground floor accommodat­ion includes a kitchen with an AGA cooker, a sitting room, dining room, back kitchen, walk-in storage space and a bathroom. The first floor is home to four bedrooms and a bathroom.

The farmyard located to the (below) comes with a restored, traditiona­lstyle farmhouse rear of the house has a slatted house with accommodat­ion for over 100 cattle that includes a cubicle house, slatted feeding barrier, a silage slab, two hay sheds and three old stables.

The lands are well laid out and set in permanent pasture supplied with mains water and electricit­y throughout.

The fields are well sheltered, with good hedging, no waste and plenty of road frontage.
