Fairway to farming close to the capital

- Jim O’Brien

LAND sales close to Dublin city are a rare occurrence so there should be plenty of interest in an unusual property which has come on the market close to the western suburbs.

Located 6km south of Saggart, 8km from City West and 15 minutes from the M50, the 102ac block of land is ideally located for farming or other commercial purposes.

The holding in question was formerly operating as Dublin Mountain Golf Course but, with the owners retiring from the business, the property will be sold with vacant possession at the beginning of September.

The online auction is guided at €850,000 or €8,333/ac.

Described as a very versatile piece of property by Michael Brennan of Brennan Town & Country, the lands could be easily changed back to agricultural use. Very little disturbance was caused to the natural contours and topsoil when the farm became a golf course back in 1993.

There is no underground irrigation system and no chemicals have been applied to

the land except for the greens. The lands are free draining with some road frontage. They are of very good quality, suitable for tillage as well as grazing.

The complex includes a range of some purpose-built facilities and others converted from old farm buildings.

The clubhouse was purposebuilt in 2007 and houses reception facilities, a dining area, kitchen and offices.

A courtyard apartment extending to 981 sq. ft is part of the converted farm buildings and has accommodation that includes three bedrooms, two bathrooms, a kitchen and living room.

Mr Brennan says the property has great farming, equestrian and horticultural potential. He believes it may well appeal to farmers looking to diversify and add value to the land given the obvious commercial potential.

The holding will be sold at an online auction to be held on Tuesday, September 1.

Clondoogan House and farm at Summerhill, Co Meath sold in lots at auction for an average of €15,000; an 84ac farm at Addinstown in Westmeath sold for €740,000.

The 102ac block of land is located 6km from Saggart and 8km from Citywest
