Strong bidding sees Leinster properties hit €15,000 per acre

LIVELY action and strong sales continue to characteri­se the auction rooms as land in Leinster makes between €9,000 and €15,000/ ac.

A farm with livestock and poultry facilities extending to 84ac at Addinstown between Delvin and Athboy sold at auction last week making €740,000 making just over €9,000/ac.

Laid out in five main divisions the farm is located on a cul-de-sac Land Commission road and is bisected by a farm roadway that runs the length of the property. It comes with two poultry sheds and a wide range of livestock sheds and cattle facilities.

On the day, bidding opened when auctioneer Raymond Potterton accepted a bid of €650,000. Three customers took to their task in bids of €10,000 until the place was put on the market at €740,000 and sold at that price to a solicitor acting in trust.

Meath auction

Not a thousand miles away Clondoogan House on 78ac at Summerhill in Co Meath sold in lots under the hammer of Thomas Potterton and this made a total of €1.162m or almost €15,000/ ac

The roadside property is on the fringe of the village of Summerhill about 10km from Trim and 12km from Kilcock.

The main residence is a two-storey period house requiring considerab­le refurbishm­ent Also incorporat­ed in the sale is a coach house linked to Summerhill House, formerly the most prominent estate in the locality. Farm buildings include a four-column haybarn and a lean-to while the land is a mix of parkland and grazing ground.

At auction two rounds of bidding saw the property sell in lots while no interest was shown in the entire.

The first lot to sell included Clondoogan House on 13.58ac. This sold to a Dublin couple with equestrian interests for €350,000.

The second portion is made up of the coach house along with an enclosed rear yard containing a range of out-offices along with a 1.27ac paddock to the rear. This sold for €110,000 to a couple from London. A 2.67ac field fronting the R156 sold for €80,000 to a local buyer.

One of the larger parcels extending to 22.52ac parcel with dual road frontage was bought for €325,000 by a Dublin business person

A 10.9ac field with right of way access just off the main Summerhill / Rathmolyon sold for €115,000

The final lot, a 27.78ac parcel made up of 16ac of good ground about 12ac in need of attention opened at €150,000 and saw two bidders in contention until it sold for €182,000.
