170ac of cleared forestry land in Kildare guided at €5,000-7,000/ac
There are people who have the knack of recognising an opportunity where many others might see bother.
These are people who like to take a punt and like to live on the edge and can walk around confidently without braces or belt. They can play a long game — they have a sense that today’s uncertainty can be tomorrow’s sure thing.
Two parcels of cleared forestry lands totalling 170ac in Co Kildare are unusual in that they come without re-planting conditions attached.
A 64ac parcel at Oldtown, Donore near Naas is guided at €7,000/ac, while a 106ac portion at Inchacooley near Monasterevin is guided at €5,000/ac.
Both parcels were most recently farmed for Christmas trees that are now cleared.
According to Clive Kavanagh of Jordans, both could be returned to mainstream agri-use and could potentially become residential holdings with a house and yard.
The lands have obvious forestry potential and also have solar potential.
The holding at Donore is 10km from Naas and Newbridge, while the Inchacooley land is 5km from Monasterevin and 6.5km from Portarlington.
The land was bought 19 years ago by two businessmen who planted it independently without seeking grants and cleared it of trees late last year. It is a blank canvass for new owners.
“We are expecting interest from a range of customers, from local farmers to forestry investors,” said Mr Kavanagh.
“Companies seeking to invest in carbon offsetting and could use a property like this to improve their ESG rating.”
The two properties will be sold at auction at Lawlor’s Hotel, Naas at 3pm on February 22.
45ac Tipperary farm for €495,000
In Tipperary Eoin Dillon is handling the sale of a 45.3ac farm at Toor, Newtown between Nenagh and Portroe. The non-residential farm with a small shed is guided at €495,000 or almost €11,000/ac.
7km from Nenagh and 7km from Lough Derg, the parcel is part of a larger farm that has been rented for a number of years.
The owner has no farming successor and has chosen to sell some of his land at this time. It is being leased, but vacant possession is available from April 1.
The holding is laid out in six fields that are all in grass and bounded by traditional hedgerow.
The land is fertile and level and easily farmed and will make an ideal addition to an operational farm, particularly a dairy operation. It could also make for a good stand-alone, part-time farm.
It will be sold online on the LSL platform between 11.30am and 12pm on March 14. Bidders must register prior to the auction.
