Most farms coming to the Irish property market are the subject of executor sales. In their heyday many of these places would have been regarded as solid, substantia­l farms capable of giving a fine living to their owners and their families.

A 68.7ac residentia­l farm at a place called Coolcullit­ha near Inishannon in Co Cork is one such spot, a fine farm of land set out in a patchwork 17 small fields bounded by rich hedgerows.

It is set around a traditiona­l homestead with a two-storey farmhouse and a farmyard with facilities that were stateof-the art at one time.

The place has been uninhabite­d for a number of years and needs to be taken in hand.

I can’t go any farther without saying something about the beautiful place name, Coolcullit­ha. It is the anglicisat­ion of ‘An Chúil Chodlatach’,

the sleepy nook, or the sleepy corner.

You’d wonder how it got that name. Perhaps it is a haven of peace and rest. However, that part of Cork is known for its good land, and it isn’t a place you’d find too many sleepy farmers.

The farm is 4km northeast of Inishannon village, a few minutes’ drive off the N71 and 24km from Cork city.

This holding is in one block of level land with frontage on to two roads. The ground is all in pasture but according to Ernest Forde of Hodnett Forde, it is equally suitable for tillage.

The yard is made up of a range of dated sheds including two round-roof, three-column haybarns, one of which has a lean-to at either side

There are two walled silage pits, a dung/slurry pit, a standalone slatted shed and various traditiona­l stone out-houses with corrugated roofs.

The yard will need investment but even in its present state would be useful if the place were to be bought as an out-farm.

Mr Forde is guiding the private treaty sale at €1.2 to €1.3m, or around €15,000/ac for the land.

The place can also be bought in lots, with the house and stone buildings on 3.25ac guided at €275,000 to €300,000. A 41ac parcel and a 24.5ac piece with the farm buildings can be bought separately for €15,000/ac.
