25ac of land and two houses in Kildare horsey country guided at €720,000

Despite the intricacie­s of the Vacant Homes Refurbishm­ent Grant, it is certainly opening up possibilit­ies for rural properties.

A cottage on a 25ac residentia­l farm that also includes a bungalow at Sunnyhill, Co Kildare, is an ideal candidate for the scheme.

The property can be bought as an entire or in a number of ‘achievable’ lots and comes to auction with an overall guide price of €720,000.

It is 2km from Kilcullen, 6km from The Curragh and 8km from Newbridge.

While buying a combinatio­n of the lots might be a project for a developer or an investor, the individual lots would suit buyers in search of a rural home with a few acres in the heart of horsey country and within striking distance of Dublin.

The first lot consists of a 1,808 sq ft bungalow with a detached garage and 5ac of land, on an elevated site with a private entrance and electric gates. This lot is guided at €300,000.

According to Clive Kavanagh of selling agents Jordan Auctioneer­s the house needs upgrading but is in a perfectly habitable condition. There are four bedrooms, two of which are ensuite. A sitting room and a TV room both have open fireplaces.

The land is set out in a paddock to the rear of the house that is surrounded by extensive lawns.

The second lot includes a two-bedroom, 818sq ft cottage with 5ac of land located behind the house and with frontage on to two local roads.

The cottage is in need of upgrading but is described as habitable and comes with vaulted wooden ceilings and oil-fired central heating. This portion of the property is guided at €200,000.

An 11.2ac parcel of grassland making up the third lot is described by the auctioneer as top-quality ground that is currently in grass.

Laid out in two divisions with frontage onto a local road, the auctioneer believes that it could have residentia­l potential. This is guided €170,000.

A combinatio­n of the first three lots comprising the two houses and 21.2ac of land can be bought as a unit with a guide price of €670,000.

A 4ac plot across the road from the rest has frontage on to two roads. The piece previously had planning permission for a two-storey house that was never built, and it comes to auction with a guide price of €50,000.

The public auction is jointly handled by Jordans and Leinster Marts and takes place on March 22 at 3pm at the Keadeen Hotel, Newbridge.
