Local farmer pays €15,794/ac for 45ac of north Tipperary land

There is never any shortage of buyers for North Tipp land and the sale of a 45.3ac farm at Toor, Newtown between Nenagh and Portroe attracted plenty of buyers.

The non-residentia­l farm with a small shed sold to a local farmer for €715,000 or €15,794/ac — exceeding the guide by €220,000 or 45pc.

7km from Nenagh and 7km from Lough Derg, the parcel is part of a larger farm that has been rented for a number of years, with vacant possession available from April 1.

The holding is laid out in six grass fields bounded by traditiona­l hedgerow. The land is fertile and level and easily farmed and will make an ideal addition to a dairy operation.

The online on the LSL platform involved six bidders. Under the direction of Eoin Dillon of REA Dillon proceeding­s opened at €550,000 (well above the guide price of €495,000) and the place went on the market at €600,000 before the hammer fell at €715,000.

Five of the six bidders were local farmers.

45ac Wexford farm makes over €615,000

A 45ac farm with a derelict house and an old yard at Monbeg, Enniscorth­y in Co Wexford was withdrawn from auction last week at €615,000 and sold for a higher figure

2km from Ballindagg­in village, the farm is 5km off the N80 at Ballycarne­y and 10km from Enniscorth­y and Bunclody.

It consists of an old two-storey farmhouse in need of complete renovation with water supplied from a private well and an electricit­y connection that will need to be re-establishe­d.

The yard consists of a range of old sheds including a former milking parlour, a roundroof shed, a haybarn, and two lofted sheds.

The property was offered for sale in two lots and the entire. The first lot is made up of the house and outbuildin­gs on 0.75ac, with the bulk of the land in the second lot of 27.2ac made up of two fields of tillage and a field of grass.

At auction the place was offered in lots by David Quinn of Quinn Property. The lots peaked at €595,000 and when the entire was introduced it opened at €605,000 and was bid to €615,000 at which point it was withdrawn and sold later for a higher figure.

According to Mr Quinn, the new owner is based in the local area and has equestrian interests.
