200-year-old farmhouse in East Galway guided at €699,500

A small farm with a period house is the stuff of dreams for those who fancy country living with a splash of grandeur and enough land to provide occupation­al therapy.

Ormond View at Ballycriss­ane, Ballinaslo­e in Co Galway might just be the thing. The early 19th-century Georgian house, set on over 22ac of good grazing lan, is for sale with a guide price of €699,500.

Approached by a nice driveway and set on an elevated site, the stone-built two-storey house is in quite good condition internally and has retained many of its original period features, such as sash windows and wooden shutters.

Built in 1820 it has all the feel of a glebe house but is thought to have been a family farmhouse.

A section at the back, which appears to have been the servants’ quarters, needs a lot of attention.

The spacious hallway has floor tiling that is continued in the kitchen. There are living rooms to the left and right of the hallway, spaces that would probably have been described as a drawing room and library in previous times.

To the rear of these is a relatively modern kitchen, off which is a dining room, a family room, a bathroom and a laundry room.

Upstairs there are four bedrooms, two of which face the front and side with dual aspect and share a Jack and Jill bathroom.

While the house is habitable, it could do with some modernisat­ion.

To the rear is a courtyard with a series of stone-built stables and outbuildin­gs that have changed little since they were built 200 years ago. While they need refurbishm­ent they have maintained their character.

There is also a walled garden; the drystone wall surroundin­g it is pretty much intact.

The land is all in one rectangula­r block with extensive road frontage. It is laid out in two large grazing fields at either end of the property, while the house and yard are set among two smaller paddocks.

The place can be sold in lots or as an entire, making it attractive for a range of customers including local farmers in search of additional grazing ground.

There is also site potential.

While the Ormond View address is listed as Ballinaslo­e it is closer to Portumna, just 8km away on the river Shannon, with Ballinaslo­e 25km away.
