Wicklow parcel of land presents good solar opportunit­y

The Garden County of Wicklow has a wide variety of land types, from mountain ground to fertile plains to coastal pastures and valleys of green.

Auctioneer Rory Fenelon has a prime price tag of €25,000/ac on a 30ac farm at Cronroe, between the villages of Ashford and Glenealy.

The parcel of ground is in one block, laid out in two fields and is accessed by a shared tarred laneway. Located beside the renowned Millvale solar farm and 3km from the M11, Fenelon believes it could have similar potential, which will add to the value given that land rented for solar can command between €800 and €1,500/ac per year.

The land is also perfectly suitable for tillage or grazing, and while currently in grass, it was formerly tilled. In terms of facilities, it has a water supply along with a dated shed.

According to the auctioneer, it may be possible to add a further 8ac to the holding at a future date. He believes the price might be strong, but the value of the land reflects this. “It is the kind of price that has been achieved by land in this area,” he said.

The property is being sold by private treaty.

Ferns, Co Wexford

In Wexford, Quinn Property is bringing to auction a number of smaller properties that will give some indication as to the prices we might expect in the 2024 market.

At Ballyboy, Ferns, Co Wexford, a 23ac holding with a derelict stone-built cottage is coming to online auction tomorrow, March 27, and is guided at €12,000/ac.

The land is in north Wexford, 2km from Tombrack Village, 6km from Ferns and 10km from Bunclody.

Currently in grass and laid out in one block, the ground is divided into a number of divisions, with extensive road and river frontage, a natural water supply and mature boundaries.

Buildings include a derelict farmhouse and a two-column haybarn with double leanto, along with a disused dairy and milking parlour. These are all set on a concrete yard along with a dung stead cattle crush.

The property will be sold at online auction tomorrow at 12pm.

Foulksmill­s, Co Wexford

A 19ac holding in the village of Foulksmill­s, Co Wexford, and within walking distance of all the village amenities is guided pre-auction by Quinn Property at €12,000 to €15,000/ac.

Located 8km from Taghmon and 20km from both Wexford town and New Ross, the holding is described as consisting of top quality ground in one division, currently in grass and watered from a natural water course.

According to the auctioneer, given its prime village location, part of the land might have developmen­t potential, subject to planning permission. The auction takes place online on April 19 at 12pm.
