Medium-sized farms for more affordable prices dominate the market in Leinster

Smaller Meath and Kildare lots typical of what’s on offer in the province

The small- to medium-sized farm is the typical holding on offer at the moment and there are quite a few farms in that category coming to auction over the next number of weeks.

Among them is a 38.5ac residentia­l holding at Seymoursto­wn, Carnaross, Kells, Co Meath. The farm can be bought as an entire or in lots, with an overall guide price of €550,000.

Situated 3.6km from Carnaross and over 9km from Kells, the bulk of the holding is in one block made up of six fields, divided by traditiona­l hedgerow, while the residence on 1ac is situated away from the rest.

Stephen Barry of Raymond Potterton auctioneer­s says the farm is made up of fine grazing ground, with a small yard and a traditiona­l cottage in need of refurbishm­ent.

It fronts on to a local road with plenty of frontage and there could be site potential, subject to the required planning permission.

The place is to be offered for auction in three lots. The first is made up of 24.5ac with a small and dated yard and is laid out in four fields, two of which have road.

The second lot adjoins the first and extends to 13.5ac. It is in two fields with road frontage, and both are guided at €12,000/ac. The final lot includes the cottage on 1ac and this is guided at €80,000.

The auction takes place online and at the Raymond Potterton auction room in Navan at 3pm on April 18.

Bective

Potterton auctioneer­s are also handling the sale of a 35ac farm in Bective, Kilmessan, Co Meath. Located 8km from Trim and over 9km from Navan, the holding is in one block and will be offered in two lots with a guide of €14,000/ ac. The land is in great heart, having been recently reseeded, and includes a large storage shed. The fields are divided by mature hedgerow and stockproof fencing.

The first lot faces the Bective to Kilmessan road and is made up of 13.7ac, while the second lot, extending to 21.4ac, comes with a six-column shed and has two entrances on to another public road.

The holding will be sold online and in person at a Potterton auction to be held in the company auction rooms in Navan at 3pm on April 16.

Kildare

Not far away in Kildare, Michael

Farrelly of Sherry FitzGerald Davitt & Davitt is handling the sale of a c.30ac parcel of ground at Knockanall­y, Donadea.

Farrelly describes it as the cleanest bit of land he has ever sold: “There isn’t a square inch of waste on it and that is a fact.”

The parcel of roadside ground is located 4km from Donadea, 6km from Johnstown and 8km from Enfield.

“It has been rented for a few years and was really well looked after,” Farrelly said. “It could provide a site for a private residence, subject to planning, and it would also make an ideal out-farm.”

With a guide of €10,000 to €15,000/ac, the executor sale will be conducted by auction to be held at the Hamlet Court Hotel, Johnstownb­ridge, Enfield, at 3pm on April 11.
