Belmont schemes still going strong

BELMONT, which is being developed on the site of a former pitch-and-putt course on the edge of the late 18th century village of Stepaside, was among the first new housing estates to be launched in Ireland in the aftermath of the property crash.

Indeed, by the end of 2014, Belmont was among the top four properties viewed online in Ireland — first place was clinched by the Malahide mansion once owned by Ronan Keating and his ex-wife Yvonne Connolly.

The first homes at the Stepaside development were sold off the plans in 2013. Many of the properties went to buyers on the selling agent’s mailing lists who were keen to buy in a popular neighbourhood in South County Dublin.

Since then, more than 165 homes have been sold Belmont.

This weekend, another release of the SDR Group-built three and four-bed family homes will be launched. There will be 23 houses in in the tranche.

Prices start at €425,000 for the three-beds, which measure from 1,076 sq ft to 1,245 sq ft, depending on the house type chosen, and at €465,000 for the four-bed version, where sizes range from 1,432 sq ft to 1,615 sq ft.

The price includes fitted kitchens and wardrobes, integrated kitchen appliances, underfloor heating, floor tiling to the kitchen and hall, and a fireplace with an insert electric fire in the living room. Belmont is laid out in a series of small private culde-sacs, each with a range of different house styles to add character to the streetscapes.

Six acres of parkland, complete with a tree-lined cycle path and footpath, will run through the scheme. When the development is finished, it will also have a plaza to the south that can be used as a community space, as well as fitness and play areas.

SDR has built the Belmont homes to have an A3 energy rating, which cuts utility bills for residents. Energy-efficient features include an air-to-water heat pump and a 24-hour heat recovery ventilation system.

Stepaside, which is set against the backdrop of the Dublin Mountains, is increasingly popular with buyers who appreciate the tranquil environment, yet want to live within a short commuting distance to the city and its environs.

Belmont is a 10 minute walk to the Glencairn stop for the Luas, which travels to the city centre in under half an hour, and the M50 is a brief drive away.

There is a neighbourhood shopping centre at Belarmine Plaza on Belmont’s doorstep and Dundrum Village is a five-minute drive or bus journey.
