Parkside within first time buyers’ reach

A NEW tranche of three and four-bed houses has been released at Parkside in Balgriffin, with prices for some of the homes within reach of first-time buyers freshly buoyed by a tax rebate from this week’s Budget.

The four-beds will likely appeal to families keen to trade up from apartments to bigger homes.

The Cairn Homes development, located off the Malahide Road, has fetched more than 140 sales in its first year. It launched a further 20 homes at the end of September, with 12 still available.

Prices at the newest Parkside release range from €312,500 to €325,000 for the three-beds and from €380,000 to €400,000 for the four-beds. Sizes go from 1,151 sq ft to 1,183 sq ft for the three-bed dwellings and from 1,420 sq ft to 1,614 sq ft for the four-bed version.

The properties will likely draw buyers with young children as the boards of management of the St Francis of Assisi and Educate Together schools have received planning permission to develop two 16-classroom primary schools on lands south of the first phase of Parkside. The plans for the schools, due to open in September 2017, include a woodland garden area, ball courts and associated landscaping.

Other buyers will have plenty of opportunities to enjoy the outdoors at Parkside — as the scheme’s name implies, it is right beside a park. Collins Park, opened in 2009, has a 53ac expanse, including a 1.5km running/cycling track, playing pitches, fitness stations, a promenade, picnic areas, two playgrounds and a skate park.

The Parkside homes have brick facades, complemented by high-performance windows designed lower to the floor than standard to enable more sunlight to flood the interiors. Inside are contemporary kitchens with high-gloss doors and an occasional dining area that comes in the form of a kitchen island or peninsula. There are 9ft ceilings throughout the ground floor, a utility room as well as extra storage space, and fitted wardrobes in the bedrooms.

Energy-efficient features at the A3-rated homes include PV panels and a Scandinavian-inspired heat recovery ventilation system that ensures fresh air is circulated around the homes without letting the heat escape by opening the windows.

Commuters from the north Dublin development can travel to the city centre using the Malahide Road Quality Bus Corridor (QBC), the Dart station at Clongriffin, or by road via the M50 and Port Tunnel.

The showhouses are open Saturdays and Sundays, from 2.30pm-4pm.
