Dun Laoghaire apartments designed to maximise the harbour views

AVISIT from President Michael D Higgins was among the formal commemorations last month to mark the 200th anniversary of the laying of the foundation stone at Dun Laoghaire harbour. During the bicentenary, the Victorian seaside town also saw the arrival of Adelphi Manor, a new five-storey development of 19 apartments and penthouses with views of the harbour and its iconic granite piers.
The upmarket development is located on the corner of George’s Street Upper and Corrig Avenue. Half of the units have been sold to an enquiry list of buyers, many of them downsizers from the locality. Their interest in Adelphi Manor was piqued by build- ing work underway in the spring and a series of them enquired about the scheme at the adjoining Sherry FitzGerald branch, according to the selling agent.
The remaining homes are being released to the open market this weekend. Available are one-bed apartments measuring between 592 sq ft and 613 sq ft and costing from €310,000, twobeds with sizes ranging from 797 sq ft to 1,119 sq ft and prices from €375,000, as well as one two-bed penthouse with 1,130 sq ft living space that’s selling for €900,000.
Adelphi Manor, developed by fatherand-son team Frank and Niall Sorohan from Galileo Properties, is among a number of former Dun Laoghaire office blocks being transformed into apartments, the others being Brook House, which is being converted into 22 apartments and penthouses, and Crofton Hall, which has planning permission for 13 apartments and went on sale last month.
First out of the blocks, though, is Adelphi Manor, which is nearly completed. The main entrance on the ground floor is flanked by two retail spaces and talks are ongoing to find suitable tenants.
A hotel-style foyer and high-speed lift leads to landings with timber panelling, coffered ceilings and ambient lighting.
The apartments were designed to make the most of their views. They feature wrap-around balconies and high ceilings with large Nordan composite triple-glazed windows. The fitted kitchens, which include Neff appliances and tiling, come with units and countertops in a contemporary or traditional style, depending on the apartment chosen by buyers.
While the one-beds each have one large main bathroom, the two-bed versions have two ensuite bathrooms as well as a separate WC.
The bathrooms and ensuites are fitted with contemporary sanitary ware, while floor and wall tiling and chrome heated towel rails come as standard. A bonus feature for prospec- tive purchasers who have accumulated a lifetime of belongings is a storage facility in each apartment. In addition, the apartments on the fourth and fifth floors have a separate secure storage unit in the underground car park, where there are dedicated parking spaces for each home.
The Adelphi Manor apartments all have an A2 BER and individual gas boiler systems.
The development is just a few minutes’ walk to the Dun Laoghaire Dart Station, the harbour and amenities such as the 12-screen IMC cinema and the new library and cultural centre at the DLR Lexicon. Dublin City centre is 12km away.
