DUBLIN 16 proved the busiest postcode for new homes schemes in the capital last year and the trend is continuing apace in 2017, with Rathfarnha­m remaining a hotspot for developers catering to buyers keen to remain in the middle-class suburb of their childhoods.

On the doorstep of the 300ac Marlay Park and St Enda’s Park, on a secluded site off Harolds Grange Road, sits Silverton, a developmen­t of 21 three, four and five-bed detached and semi-detached homes, all laid out over three floors. The variety of styles means Silverton appeals to local first-time buyers, trader-uppers and downsizers.

The three and four-beds in the scheme first began selling off the plans last year. The bay window to the ground floor is one of the star attraction­s — it occupies the entire width of the front living room, flooding the ground floor with extra natural light. The front of the five-bed detached style is mostly finished in red brick and also features windows with black frames.

Inside the tall houses, a limestone feature fireplace with a wood-burning stove adds a touch of cosiness to the living room. The hand-painted kitchens have a long breakfast counter with polished-stone countertop­s and integrated appliances, all from JB Kitchens. Double doors lead out from the kitchen to a granite patio and a fenced garden.

There are four properties still on the market at Silverton. One is a three-bed, end-of-terrace semi-detached design — the other five three-beds were snapped up quickly. This style has 1,500 sq ft of accommodat­ion and is priced from €550,000. Also available is one four-bed semi-detached home with 1,732 sq ft of space and a price tag of €595,000, while the five-bed detached home measures 1,900 sq ft and costs from €700,000. The final home for sale is the four-bed, 1,732-sq ft showhouse, which is selling for €615,000. The price for this home, styled by leading interior designers Ventura Design, includes all its furnishing­s.

Elsewhere in Rathfarnha­m, just off the tree-lined road of Stocking Lane, Airpark Square is being released for the first time this weekend. There will be 23 homes there in all when the developmen­t is finished, most of which are three and fourbed terraced homes. Two fivebed, three-storey semi-detached properties in the scheme will be released at a later stage. Airpark Square is arranged around a landscaped green space and there are natural play areas for children, such as a labyrinth, rustic play logs and a willow tent. The new enclave is located within an establishe­d developmen­t of houses and apartments called Airpark, which was built in 2006. The developer of the new addition is Tolmac Constructi­on, the company behind residentia­l estates such as Moy Glas Glade in Lucan.

The initial release at Airpark Square will comprise of just six properties, from two designs: a 1,109-sq ft three-bed mid-terraced style and a four-bed endof-terrace type with 1,421 sq ft of accommodat­ion, with the first completion­s due in July. Prices start at €420,000 for the three-beds and at €495,000 for the four-beds.

Inside, the ground floor has a living room with a bay window to the front, extra-high ceilings of 9ft and a timber stairs. The custom-designed kitchen is in a shaker style with solid stone worktops and has double doors opening on to the garden.

The houses were designed to have an A2 or A3 BER and are equipped with an air-to-water heat pump that provides energy-efficient central heating and cheap hot water.

Airpark Square is 9km from the city centre and a few minutes’ drive from the M50. Commuters can reach the city centre from the 15B bus route, while the centre of Rathfarnha­m is an eight-minute drive.

Viewings at Airpark Square will be held tomorrow and Sunday, from 2pm4pm, while Silverton will be on view between 11.30am-12.30pm tomorrow.
