With the Muileann developmen­t in north Co Dublin, Ardstone Homes is offering buyers that winning combinatio­n – quality and design at an affordable price

SITTING pretty between the villages of Kinsealy, Malahide and Swords in north Co Dublin, the Muileann developmen­t will attract buyers who want affordable homes without compromisi­ng on quality or design. The work of Irish housebuild­er Ardstone Homes, the first phase of Muileann – at Kettles Lane in Kinsealy – is due to be launched tomorrow week (17 th June). The extensive new developmen­t will eventually consist of 148 two, three and four-bedroom A-rated family homes.

Taking its name from the Irish word for ‘mill’, it is less than five minutes’ drive from either Malahide Castle or the Pavilions Shopping Centre, and also close to Dublin Airport. It benefits from the host of amenities on offer in what are some of the most sought-after neighbourh­oods in north Dublin.

According to joint agents Savills and Kevin Flanigan Estates, enquiries for the first phase launch have been very strong, and a large turnout is expected when the showhouses open for the first viewing on 17 th June.

The houses in Muileann are well proportion­ed, ranging in size from 947-980 sq ft for a two-bedroom house, 1,012-1,525 sq ft for a three-bedroom house, the larger of which include an additional study, and 1,582-1,651 sq ft for a four-bedroom house.

When completed, the developmen­t will include 10 different house types together with 24 apartments. The exterior of the houses is a combinatio­n of full-brick and partial-brick with render, and the overall feel of the developmen­t is warm and welcoming. The site is adjacent to a green belt, giving these homes an uncluttere­d outlook, and will also benefit from an extensive landscapin­g programme.

Each house has allocated parking to the front and a generously proportion­ed rear garden. Prices will start at €270,000 for a two-bedroom house, €295,000 for a three-bedroom house and €360,000 for a four-bedroom house.

All of the new homes feature fitted kitchens and appliances, as well as bathroom tiling and fitted wardrobes as standard. The three showhouses that will be on view were fitted out by House & Garden Furnishing­s, and will demonstrat­e the various house types and layouts.

The new homes at Muileann are near the Holywell Educate Together, Scoil an Duinnínigh and Pope John Paul II national schools, as well as the Loreto College and Colaiste Choilm secondary schools. Access to the M1 and M50 is nearby, as are stops for the 41C, 102 and Swords Express bus routes.

This scheme is just one of many being developed in Dublin and its commuter belt by Ardstone Homes, whose aim is to offer affordable homes to the first-time buyer market as well as buyers looking to trade up. This will be evident in Muileann and other developmen­ts due to launch early next year.

Ardstone Homes is focused on the delivery of new homes in Dublin and its commuter belt, together with Cork and Galway, and has a number of other developmen­ts launching in early 2018 including contempora­ry new schemes in Rathfarnha­m and Naas, as well as Ashford, Co Wicklow. Other projects at planning stage include developmen­ts in Leixlip, Clane, Newbridge, Celbridge and Johnstown in Co Kildare, Oranmore in Galway, and various locations in Cork.

The Muileann showhouses will be open from 12pm to 2pm on Saturday, 17 th and Sunday, 18th June.
