Business was brisk at the launch weekend of Ashfield Grove in the north Dublin village of Swords, but there are some homes left – and more to come

SWORDS-bound buyers keen to nab a home in MKN Property Group’s award-winning Ridgewood developmen­t will want to take a good look at Ashfield Grove. The eagerly awaited second tranche of homes at Ashfield, it comprises 34 detached and semi-detached houses, all set around a central green area that creates an unmistakea­ble feeling of openness and space. Some 27 sales were achieved during the opening weekend two weeks ago, with viewers impressed with the size of the houses, the quality of the finish and the exceptiona­l value for money on offer.

Ridgewood is characteri­sed by tree-lined avenues, an abundance of open green space, playing pitches and playground­s. There is also a Tesco Express retail unit, GP, pharmacy and crèche within the developmen­t.

The majority of the new houses are three-bedroom semi-detached, but there are also three five-beds (one detached and two semi-detached) and one four-bed.

The three-beds range in size from 1,130 sq ft to 1,259 sq ft (there are four house types in total), the four-bed extends to 1,410 sq ft, and the five-beds cover from 1,636 to 1,781 sq ft. Prices range from €336,500 to €372,000 for the three-beds, and start from €450,000 for the four and five-beds.

Although the four-bedroom detached house was booked on the opening day, the good news is that there are four more of these houses to be built in the next phases of Ashfield, along with a further 32 in a four-bed semi-detached version with the same layout and overall size.

There are also three five-bedroom houses available in the current release, priced at €450,000. Built over three floors, there is a detached version that extends to 1,636 sq ft, and two semi-detached versions with an additional reception room, bringing the overall size up to 1,781 sq ft.

All of the houses come with a Dimplex renewable heating and hot water system, as well as PVC double-glazed windows by Grady Joinery. They also benefit from very high standards of insulation, and come with an ‘A’ BER rating.

Selling agents are taking names for the 95 houses still tobebuilt

The Forest Road in Swords is a highly sought-after location convenient to childcare, parks, shops, leisure facilities and several highly regarded primary and secondary level schools. It is also served by public and private bus routes, and provides easy access to the M1 and M50 motorways, Dublin Airport and Dublin City. Ashfield residents will benefit from the abundant coastline, beaches and parks located close by at Malahide, Portmarnoc­k and Donabate.

Although most of the houses in the current release have been snapped up, there are still some available, with the selling agents now taking names for a cancellati­on list and for the remaining 95 houses still to be built in Ashfield.

The third tranche is already under constructi­on and will feature more three and four-bed semi-detached houses, along with a small number of four and five-bed detached houses and three-bed terrace and end-terrace houses. The selling agents are also keen to build up an enquiry list for this next launch, which is due in September.

Showhouses at Ashfield are on view Saturdays and Sundays between 2.30pm and 4.30pm.
