The royal treatment

The small development of Royal Oaks in Enfield will strike a chord with buyers who want to be part of a vibrant community

-

FOR the home buyer who yearns to be part of a long-established and vibrant community with an identity of its own – as opposed to just another resident in an anonymous suburban sprawl – Royal Oaks will tick a lot of boxes.

Situated in Enfield village in Co Meath, the final phase of these three and four bedroom homes is now under way. Royal Oaks homes will particularly appeal to viewers who like the idea of having country views while still being only a few minutes’ walk from the village centre.

Selling agent Edward Carey of Carey Auctioneers says the houses are proving very popular with a mixture of local buyers and commuters who are looking for better value houses convenient for Dublin.

Enfield is a thriving village and a great place for families. It has enough in the way of amenities that you won’t have to hop into the car for every little thing. For groceries, it is well served by the local SuperValu and Tesco Express outlets, both of which are a few minutes’ walk from Royal Oaks.

Royal Oaks is also just a short walk from the local soccer club – Enfield Celtic – and GAA club (Na Fianna). The nearby Johnstown Estate Hotel & Spa is a popular spot for anyone into swimming, fitness classes or a spot of pampering. If golf is your bag, you won’t be disappointed, with Rathcore, Knockanally and Moyvalley all within easy reach, as well as the world-class Carton House and K Club courses.

For buyers who commute to work, Irish Rail runs a regular commuter and inter-city service from Enfield. There is a choice of bus services including Bus Eireann, City Link and Kearns, with Dublin routes serving the south city, Heuston and Connolly Stations and Dublin Airport. The Enfield M4 interchange provides direct access to the motorway network.

Royal Oaks comprises just 44 homes; most are three or four-bedroom semi-detached houses but there is also a small number of larger four-bedroom detached houses. Prices start from €297,500, and all homes are above average in size, with the three-beds extending to 1,453 sq ft and the four-beds to 1,518-1,787 sq ft. All come with an additional 258 sq ft of attic storage space.

The Royal Oaks homes are low energy, low carbon homes – all have an A2 rating – with high levels of insulation incorporated in the floors, walls and roofs. All use the Dimplex A-Class air source heat pump, while the high performance windows and doors reduce heating bills.

These homes qualify for the help-tobuy scheme thereby reducing the deposit requirement for first-time buyers, and are ideal for anyone looking for a larger than average house close to Dublin. The showhouse is open Saturdays and Sundays from 2pm to 4pm.
