An addition to the ever popular Archerstown Demesne development in Ashbourne, The Elms offers buyers another chance to get in on the action

-

BUYERS who missed out on its previous Archerstown Demesne releases will want to cast their eye over Lotara Developments’ latest addition to its popular development in Ashbourne. The Elms follows on from two previous phases of 43 houses at Archerstown Demesne, and comprises 16 new family homes. Located just off Bachelors Walk in Ashbourne, the houses are a short stroll of about 10 minutes from the plentiful supply of shopping, leisure and dining facilities in the town centre.

Family buyers will like the fact that Ashbourne has no fewer than five primary schools and two post-primary schools, all within walking distance of The Elms. Situated approximately 24km from Dublin city centre, the development is very well connected to the city, Dublin Airport and Navan via Bus Eireann, with the 103, 105 and 109A routes providing regular services. Excellent road infrastructure via the M2 motorway, meanwhile, means easy access to Dublin airport, the M50 and all national routes.

An increasingly popular commuter town just north of Dublin, Ashbourne offers the perfect balance of accessibility to Dublin city as well as an exhaustive range of recreational facilities, all close to The Elms. The town is fast becoming the gourmet capital of Meath, with a host of award-winning restaurants including Eatzen, Fifty50, Cinnamon Garden and the Snailbox. Ashbourne also has an array of sports clubs including golf, rugby, football and GAA, to name but a few.

With 16 homes being released in this phase of the development, it will eventually comprise approximately 45. Three-bed semi-detached homes are available now, with a mix of three and four-bed semi-detached due to come to market in the next phase. The three-bed semi-detached showhouse is ready for viewing, and overlooks a large landscaped green area.

All of the homes at The Elms are A3

rated, meaning heating costs will be substantially reduced. Numerous special features have done towards achieving this rating, including photovoltaic solar panels and boilers with weather compensation for even higher efficiency, as well as high-performance windows and insulation.

The houses are finished to a very high standard and include Gallagher Fitted Kitchens with integrated appliances. Kitchens feature an island unit incorporating a sink and a space for an integrated dishwasher, giving a contemporary and modern feel to the space. The kitchen worktops are as per the showhouse, with a choice of three colours: Snow Blanco, Light and Dark Walnut. Equally high-spec are the fitted wardrobes, and fitted bathrooms and en suites. Attics are future proofed in that they are suitable for conversion, with A-trusses in place.

Meanwhile there are high-performance double glazed windows throughout, with multi-locking system French doors to the rear garden, and a multi-point locking system on the hardwood frame and composite front door.

Externally, Barleystone paving on the front driveway with decorative railing, and a secure private rear garden are provided as standard. Gardens are seeded, and all homes have a side access gate as per the showhouse.

The three-bed homes at The Elms extend to circa 1,258 sq ft and are priced from €325,000.
