D8 home tells its own story

-

IN the back garden of ‘Brooklyn’, at Dolphin Avenue in Dublin 8, is a cute timber chalet that’s used as a studio. You could use it to write that historical novel you’ve been planning for years, and hope it will be turned into a film starring Saoirse Ronan.

Dolphin Avenue is a quiet cul-desac running south from the South Circular Road to the Grand Canal. From about halfway down it’s lined either side by terraces of Victorian red-bricks, making ‘Brooklyn’ a bit of an interloper.

While it’s two-storey and red-brick like its neighbours, Brooklyn didn’t arrive on the street until 1962.

It’s been in the hands of its current owners for some 30 years and they’ve renovated and upgraded it, including its energy efficiency — the BER is now C3.

Brooklyn is detached to all intents and purposes (though it is attached to next door by its garage) and stands on a site of 0.16 of an acre.

The site includes an imaginative and charming back garden measuring 70ft by 55ft, where there are gravelled and decked areas interspersed with shrubs, a choice of places to sit and then, down at the end, the blue-painted studio.

You can reach the garden from a glazed door in the dining room at the back of the house, where there’s a wood-burning stove in the fireplace. The dining room is open-plan to a fitted kitchen with three windows overlooking the garden.

The ground floor has a second reception room as well — a living room at the front of the house with a fireplace.

The first floor has the four bedrooms, including the master bedroom with an en-suite and a walkin wardrobe.

The floor area is 1,507 sq ft in total, not counting the garage.

‘Brooklyn’ is for sale for €875,00 with DNG Central (01) 679 4088.
