A touch of rural idyll

Proximity to village will pique interest in homes nestled in farmland, writes Gabrielle Monaghan

MALAHIDE locals are traditiona­lly reluctant to leave the affluent coastal village when they are seeking a new property, preferring to stay close to the suburb’s high-end restaurant­s, gourmet food shops, beaches, Malahide Castle, and the 350-berth marina set just inside the sheltered Broadmeado­w Estuary.

It’s no surprise, then, that Malahide natives have dominated sales at Hazelbrook, a scheme nestled off Kinsealy Lane, 2km from the heart of the village and 500m from Malahide Castle.

Despite its proximity to Malahide village, Kinsealy Lane has a touch of the rural idyll about it because the lane is surrounded by farmland. The site was bought by CE Cladewell, led by developer Bryan Lynam, with Carroll Estates, run by Bernie Carroll: for years, Carroll and Lynam have operated as a partnershi­p.

The last 20 homes at Hazelwood were constructe­d by CE Cladewell, and are made up of traditiona­l-style two-storey houses, was released last weekend, wrapping up to the 40-unit scheme.

The release, which is being marketed by a new fully-fitted showhouse, saw six of the properties reserved, mostly by second-time buyers with young families and local downsizers from older Malahide housing stock seeking a more manageable, energyeffi­cient home.

The last batch at Hazelwood consists of four-bed detached and semi-detached houses, as well as one five-bed detached home. Many of the properties overlook a large green area within Hazelbrook.

Buyers have two choices of four-bed semis, with sizes ranging from 1,608 sq ft to 1,833 sq ft and prices going from €645,000 to €710,000. There are also two detached four-beds similar to the semi-detached styles, with sizes of up to 1,859 sq ft and prices starting at €785,000. The final home in the tranche is a detached five-bed with a west-facing rear garden that makes the most of the evening summer sun; it extends over 2,152 sq ft and is priced from €895,000.

The facades of the double-fronted homes at Hazelbrook are finished in Ibstock Chaley brick and monocouche render. There is gravelling and planted shrubbery to the front garden, while the back garden is surrounded by timber panel fencing and has a Recon granite patio with brick trim and a circular dining area.

Inside, skylights allow extra natural light to flow into the kitchen. Buyers have a choice of colours for the hand-painted in-frame kitchen from BESpace. The kitchen is fitted with Smeg appliances and an island unit.

The living room comes with a limestone fireplace from Aegean’s Cambridge range and a Gazco Riva insert fire, while the bedroom wardrobes have painted shaker-style doors with wood-grained interiors. The bathrooms are fitted with bespoke painted vanity units with Velstone tops, extensive tiling, heated towel rails and contempora­ry-style sanitary ware. Prospectiv­e buyers at Hazelbrook will benefit from reducing running costs as the homes have an A3 BER, thanks — in part — to a high-efficiency gas-fired condensing boiler central heating system, and Joule solar panels that generate hot water.

Hazelbrook is just 2km from Malahide Dart station and a 15-minute drive from Dublin Airport. The village is also served by Dublin Bus routes 32, 32x, 42, 43 and 142.

Viewings of the new Helen Turkington-styled showhouse at Hazelbrook will be held tomorrow and Sunday, from 2pm to 4pm.
