D11 d emand still outstrips supply thanks to location

Big employers in the area include hospitals such as the Bon Secours and Beaumont, and Dublin Airport, which is a 10-minute drive away.

It is also home to a good selection of schools, including Educate Together Glasnevin, Scoil Mobhi, St Vincent’s CBS, Scoil Cathriona and St Mary’s Glasnevin, and sports facilities.

“It is no wonder that demand outstrips supply,” says local agent Vincent Mullen, “

No 4 Cremore Crescent is a good example of a typical transactio­n that has taken place in Dublin 11. The three-bedroom semi-detached house has 105 sq m of living space and a garage offering the potential to extend sold for €649,000 in October. Located close to the Botanic Gardens, the houses in Cremore are proving popular with traders-up.

Mullen says that property values in Ballymun will improve if the Metro North goes up the Ballymun Road as planned, akin to the way that prices in Cabra shot up with the extension of the LUAS.

“Ballymun is ripe for further rejuvenati­on,” he says. “In the old days there were red-brick houses, and then the flats and then the regenerati­on scheme. Now there is a proposal for a new shopping centre. It’s only getting better.”

Mullen reports that both oneand two-bedroom apartments in Finglas developmen­ts such as Melville, Lanesborou­gh and Seagrave sold well over the last 12 months, to owner-occupiers in the main. A smart two-bed duplex at 50 The Eden, Prospect Hill in Finglas went sale agreed at the end of the year for €248,000, considerab­ly in excess of the asking price of €235,000.
