ARCHERSTOWN Demesne, a development situated at the edge of Ashbourne’s sports grounds, has proved so popular with families since it was launched in September 2014 that Lotara Developments has since added a multitude of phases.
With prospective purchasers once again experiencing the boom-era spectre of being priced out of Dublin, commuterbelt towns like Ashbourne have witnessed a revival in popularity.
In 2017, Lotara, which is part of Mullen Developments, added a 45-home phase called The Elms to Archerstown Demesne, which is just off Bachelors Walk in the Co Meath town.
This weekend will see the latest phase, The Oaks, go on the market for the first time.
When it’s finished, The Oaks will consist of 47 homes, with the initial tranche of 15 three-bed houses due to be released tomorrow.
Fourteen of the properties are threefor bed semi-detached houses and one is a detached three-bed. The first houses are due to be ready by the summer, and there are plans afoot for four-bed homes in further phases.
Prices in the first release start at €365,000 for the semi-detached houses, which measure 1,258 sq ft. Buyers can add more living space to the three-beds in future, however, as the attics are primed for conversion at a later stage.
Designed by Terry O’Flanagan Architects, the homes have a facade finished in brick and render.
There are high-performance doubleglazed windows throughout, and a slate canopy over a composite front door with a hardwood frame and a multi-point locking system. There is Barleystone paving and decorative railings to the front driveway, with a side access gate leading to the back of each property. To the rear, French doors open on to a back garden that’s enclosed by timber-panel fencing with concrete posts. Most of the gardens in this release have a southerly aspect.
The kitchen, which is supplied by Gallagher Kitchens, has a contemporary feel and comes with a fitted extractor fan, a feature kitchen island with a sink and space for an integrated dishwasher, and worktops.
However, the upstand and backsplash are not included. The utility room is plumbed a washing machine and dryer.
There are fitted wardrobes to the bedrooms, while the bathrooms and ensuites have tiling, sanitaryware and heated towel rails.
Other interior touches include an under-stairs storage area with a sensor light, moulded architrave and skirting throughout, and chrome ironmongery. All the internal walls are painted in Antique Cream.
The houses have an A3 rating, so heating costs will be substantially lower for purchasers moving from older homes. Energy-saving features include PV panels from Activ8 that generate top-up electricity supplies and a boiler with an energy efficiency of more than 90pc for the gasfired central heating.
Archerstown Demesne is within walking distance of five primary schools and two secondary schools, and the town centre is a 10-minute walk away.
The scheme is 24km from Dublin city centre, and there are Bus Éireann services to the city, Dublin Airport and Navan. The M2 Ashbourne bypass is a three-minute drive away.
Viewings of a three-bed semi-detached showhouse, which overlooks a large landscaped area to the front, will take place from 1.30pm to 3pm tomorrow and Sunday.
