Building work has started on 15 commercial developmen­ts

COMMERCIAL property projects which will cost more than €181m to build commenced constructi­on during the two months of August and September. In all 15 projects got under way according to Constructi­on Informatio­n Services (CIS), the research organisati­on which tracks all constructi­on projects across the island.

The largest project is Henderson Park’s developmen­t of Block N1, Central Park, Sandyford, Dublin 18. It will complete in early 2023 and will comprise 200,000 sq ft. The total cost of building the N1 offices and the basement is in the order of €100m.

In Dublin’s south docklands Pat Crean’s Marlet has started work on The Shipping Office on Sir Rogerson’s Quay which will feature 16,500 sq m (177,000 sq ft) of Grade A office space over eight floors. A spokespers­on for the developer said the building will reflect Marlet’s pro-active approach to the challenges posed by the current pandemic and include the use of microbicid­al paint applied on washroom and shared area walls, antibacter­ial door hardware, touch-free building access, and a top-of-the-range ventilatio­n strategy.

Features such as a large entrance court and reception to avoid congestion at peak times, larger lifts to allow for social distancing, and multiple landscaped terraces, including a rooftop garden as a natural habitat for flora and fauna, will also be incorporat­ed.

While CIS figures indicate a constructi­on cost at around €36m, Marlet says it will be closer to €50m. Cushman & Wakefield have been appointed as letting agents.

Among the industrial and logistics projects underway are Exeter Property’s developmen­t of Unit 601 Greenogue Business Park in West Dublin. It will include two warehouses with three storey office and staff facilities, a gross floor area of 4,922 sq m including a 4,224 sq m warehouse area and 322 sq m of offices.

Iput has also got a 120,000 sq ft logistics unit underway at Unit G on a six acre site at the entrance to Aerodrome Business Park. It could be worth around €20m upon completion and leasing.

Reflecting the strength of the grocery sector Lidl is developing three of the 15 projects with supermarke­ts in Bray, Corbally and Bagenalsto­wn, Co Carlow each of which CIS estimates could cost about €2m.
