Blackrock beauty 16A THE REAR, PRINCE EDWARD TERRACE, BLACKROCK, CO DUBLIN

-

16A The Rear, Prince Edward Terrace, is a modern bright light mews with 160sqm of living space and off-street parking behind electronic gates. Built in 2004, architect Cathal Crimmins maximised space and natural light by utilising large floor to ceiling and picture windows. The private rear garden, designed by Damian Costello, has a westerly orientation and gets the sun in the afternoon and well into the evening. Both front and rear gardens are low-maintenance, the latter with brick-bordered flowerbeds, external lighting, patio and deck; there is a compact lawn to the front.

On the ground floor there’s an entrance hall, guest lavatory/utility area, and spacious kitchen/dining/living room with bi-folding doors to both the front and rear gardens. There’s also a den or study. On the first floor there are three double bedrooms. The master has an en-suite and walk-in dressing area; and there’s also a separate shower room.

In terms of location, the mews is located within a short walk of Blackrock village, which has two shopping centres. The Frascati Centre has branches of Marks & Spencer and Debenhams, while Blackrock Shopping Centre has a SuperValu. The village is home to good specialist retailers including Jane Carroll, whose lovely shop is stocked with beautiful gifts for children, and the Raven Bookshop. Blackrock has a good selection of pubs and restaurants, including the tiny Michelin-starred Heron & Grey and a branch of Italian favourite, Dunne & Crescenzi. The Dart provides ease of access to Dublin city centre, and there is a good choice of schools in the area, including Carysfort National School, Blackrock College, and St Andrew’s College.
