Key site with planning for petrol station and drive-thru up for auction

A Strategic 10-acre site on the edge of Castlerea town in Co Roscommon with full planning permission for a petrol station, retail unit and drivethru restaurant will go under the hammer at Cushman & Wakefield’s auction at Leopardstown Pavillions in Dublin on April 26 next.

Agent John Carrigan, who is handling the sale, believes the property is a “rare opportunity” to acquire a significant commercially-zoned site in Castlerea, and one which comes with an “attractive planning permission with the prospect of adding considerable value”.

Carrigan says the property is likely to appeal to potential retail operators known to be active in the market again.

While a previous planning permission granted by Roscommon County Council for a major retail store was overturned on appeal by An Bord Pleanala, Carrigan believes the “obvious lack of available viable town centre sites” positions the property well for a renewed planning application for a significant retail development.

The site benefits from a grant of full planning permission (Roscommon County Council planning reference 14/3024 & 14/3025) for the construction of a new petrol station with forecourt, canopy and convenience shop including storage, offices and food preparation, car parking, fast-food outlet and drivethru, separate retail units, and covered car wash and valet (associated with planning reference 08/1413).

The site has extensive frontage to the N60, extending to 400 metres, and adjoins Castlerea railway station. Full planning permission also exists for roads and services.

The site carries an AMV of €350,000 and will be offered for auction, unless previously sold.
