De­vel­op­ment planned for Old Golf Links Road


A ‘multi-gen­er­a­tional’ de­vel­op­ment is in the pipe­line on a ma­jor site along the Old Golf Links Road in Black­rock.

The Ar­gus has learned that a plan­ning ap­pli­ca­tion has been lodged this week by Rem­coll Cap­i­tal Ltd for the de­vel­op­ment of a 14 acre site at Old Golf Links Road.

The plans in­clude a ‘wide-rang­ing de­vel­op­ment’ which it is hoped will in­cor­po­rate fifty houses, along with a 106 bed nurs­ing home and an as­sisted liv­ing com­plex which is ex­pected to fea­ture twelve units.

The new as­sisted liv­ing fa­cil­ity is set to be op­er­ated by the HSE.

With plans at an ad­vanced stage, if the ‘multi gen­er­a­tional’ de­vel­op­ment is granted per­mis­sion, the en­tire de­vel­op­ment is ex­pected to be com­pleted by the end of 2020.

Rem­coll’s Project Man­ager, Chris O’Con­nor ex­plained:

‘We have done a lot of re- search into what is needed in the area, and the com­bined re­quire­ments of hous­ing and nurs­ing care were clear pri­or­i­ties.’

He added: ‘ We be­lieve the project rep­re­sents ex­cel­lent use of the space and we look for­ward to de­liv­er­ing on these needs, sub­ject to be­ing granted per­mis­sion.’

Michael Lavelle Es­tate Agents – who ne­go­ti­ated the land deal with the de­vel­op­ers – ex­plained that the plan­ning ap­pli­ca­tion for the de­vel­op­ment has been work in progress for eigh­teen months.

Es­tate agent Joanne Lavelle com­mented on how sig­nif­i­cant the plans for the mixed gen­er­a­tional de­vel­op­ment were for the area.

‘It’s im­por­tant to have strate­gic sites like this with am­bi­tious de­vel­op­ment plans go­ing for­ward for plan­ning per­mis­sion.’

She added: ’ The lo­cal­ity will ben­e­fit im­mensely from these fa­cil­i­ties.’
